Dwarka is a DDA-developed sub-city in South West Delhi, spread across 29 organised sectors. Dwarka falls under the jurisdiction of the Delhi Development Authority (DDA). The sub-city is also referred to as the 'Model Township' owing to its most organized, well-planned and 'clean & green' policies that make it a favourite residential area of New Delhi. Sectors 6, 7, 10, and 12 are seen as established, well-serviced pockets, while Sectors 21-23 represent the newer, more premium end of the sub-city.
Dwarka's institutional footprint adds to its pull for both residents and investors. Tenant demand comes from airline and airport staff, government employees, university students at Guru Gobind Singh Indraprastha University, National Law University, and Netaji Subhas University of Technology, and professionals commuting to Cyber City and Central Delhi. The South West Delhi District Court, India's first National Cyber Forensic Lab, and the National Highways Authority of India Headquarters are among the prominent landmarks here.
Infrastructure momentum continues to build. The DDA has announced a comprehensive revamp of the Dwarka township, targeting improvements to arterial roads, public spaces, and utility infrastructure. The DDA is also monetising land for a five-star hotel, Delhi's first Transit Oriented Development (TOD) project, and a super-speciality hospital in Dwarka, expecting over ₹29,700 crore in license fees over 55 years. This scale of planned investment is why Dwarka continues to be one of the most closely watched sub-cities in Delhi-NCR.
Dwarka's biggest advantage is that it was built around transit — metro, expressway, and airport access were part of the original master plan, not an afterthought.
Dwarka's sectors are largely self-sufficient, with major schools, hospitals, and retail destinations spread across the sub-city.
