Mysore's citywide average property rate stands near Rs 7,450 per sq ft in mid-2026. Villas anchor that average, while apartments in premium pockets have recorded double-digit annual gains over the past year.
The market eased after a late-2025 peak, when valuations touched Rs 11,850 per sq ft in September. For buyers, that pullback has reset entry points to more workable levels, particularly in plotted and apartment segments near the ring road and the western growth belt.
Employment drives end-user demand. Infosys, L&T Infotech, Accenture, IBM, Cognizant and Honeywell have set up campuses or offices in the city, and a tourism and education economy adds a second layer of stability to housing demand.
Plotted development remains the strongest long-term segment. Layouts with MUDA approval command a premium over unapproved sites, so buyers should verify approval status and land conversion before comparing per-sq-ft rates.
Rates vary widely by segment and corridor. Apartments average around Rs 6,350 per sq ft citywide, while premium central pockets such as Dattagalli, RT Nagar and Vijayanagar 2nd to 4th Stage reach close to Rs 9,500 per sq ft. JP Nagar flats have appreciated roughly 59% over five years, with rental yields near 3%, and KRS Road and Kalidasa Road report rental yields around 2.8%. Plot rates range from about Rs 2,350 per sq ft on the Nanjangud Road corridor to roughly Rs 10,600 per sq ft in top KRS Road belt sites.
Six corridors account for most of the city's residential activity, each with a distinct buyer profile. Established neighbourhoods suit end users who want social infrastructure, while the western and northern belts offer larger plots and newer layouts for investors and first-time buyers.
The 118 km Bengaluru-Mysuru Expressway, inaugurated in March 2023 at an approximate cost of Rs 8,480 crore, links the NICE road junction in Bengaluru with the Outer Ring Road in Mysuru. The six-to-ten lane access-controlled corridor has cut the drive between the two cities to around 75 to 90 minutes, with bypasses around Ramanagara, Mandya and Srirangapatna. The 42.5 km Outer Ring Road, maintained by the Mysuru Urban Development Authority and largely opened in 2012, forms the spine of peripheral residential development.
The proposed 105.31 km Peripheral Ring Road will run 45 metres wide with six lanes and two service roads, encircling the Outer Ring Road. The Mysuru Development Authority plans to acquire land on both sides of the alignment, and the foundation stone is targeted for late 2026 subject to the detailed project report. Within the city, Mysore railway station and KSRTC city bus routes connect Vijayanagar, Kuvempunagar and Yadavagiri, while Mysuru airport continues to serve regional flights.
