Dwarka Expressway, officially the Northern Peripheral Road (NPR), runs roughly 27-29 km, connecting Delhi's Dwarka sector to Kherki Daula in Gurugram. The stretch has moved from being called a delayed infrastructure project to a premium residential hotspot, driven by signal-free connectivity and rising luxury housing demand. The corridor spans Sectors 81 to 115, and the 19 km Gurugram section of the expressway was inaugurated in March 2024, with the full stretch fully operational by 2025.
Price growth on this corridor has been sharp. Flat rates here have appreciated 12% in the last year and 75% over the last three years, with an average of roughly Rs 14,000 per sq ft. Some reports note that the corridor recorded a 58% year-on-year price surge in Q4 2024-Q1 2025, the highest appreciation of any residential corridor in India during that period.
PRESTIGE has entered this market decisively. The developer already has Prestige City Gurugram, a 152-acre township in Sector 162, and Prestige Sector 108, a 35-acre development, both directly on this corridor. In April 2026, Prestige Estates signed a Joint Development Agreement for a 17.212-acre parcel in Sector 92, Gurugram's growth belt adjacent to Dwarka Expressway, with an estimated Gross Development Value of Rs 4,200 crore and roughly 3 million sq ft of saleable area.
Major developers active along this corridor include Tata Housing, Shapoorji Pallonji, Hero, ATS, M3M, Sobha, DLF, Godrej, and now PRESTIGE, making it one of the most competitive and closely-watched micro-markets in the National Capital Region.
Dwarka Expressway offers signal-free access across Delhi and Gurugram, cutting commute times sharply compared to the older NH-48 corridor.
The corridor has rapidly built out its social infrastructure, with schools, hospitals and retail now operating across Sectors 102 to 113.
