Why Khalapur Is Mumbai's Next Big Address
Khalapur sits in the Raigad district, positioned directly on the Mumbai-Pune Expressway corridor that has quietly turned this once-sleepy taluka into one of the region's most watched real estate zones. Khalapur is located in the Raigad district, just outside Mumbai, and the area is conveniently connected to both Navi Mumbai and Pune via the Mumbai-Pune Expressway. Long known as a weekend-getaway belt for Mumbaikars, the area is now shifting from second-home territory to a serious end-user and investment destination.
The transformation is backed by hard capital. Prestige has entered a Maharashtra strategic investment deal that includes a logistics-cum-residential and commercial development at Khalapur, with an investment of ₹2,500 crore, and projects expected to commence in 2026. This sits alongside a broader push into the Mumbai Metropolitan Region, where Prestige has outlined a ₹8,000–10,000 crore capital outlay over the next two to three years, focused on expanding in MMR and preparing an entry into Pune.
Other major developers have already validated the belt. With an 89-acre land parcel acquisition by Godrej Properties, Khalapur, nestled in the Raigad district of Maharashtra, has been quietly gaining momentum as an emerging real estate hotspot due to its strategic location between Mumbai and Pune. On the civic side, CIDCO will soon be developing an integrated township in this locality, known as the Khalapur Smart City, which is expected to formalise infrastructure and services across the belt.
The lifestyle draw is equally strong. Khalapur's hills, lakes and proximity to Lonavala give it a green, low-density character rarely found this close to a metro region, while the entertainment ecosystem around Adlabs Imagica keeps footfall and rental demand steady through the year.
