North Goa's residential market spans a diverse belt from the urban core of Panaji and Dona Paula to the beach villages of Candolim, Calangute, Anjuna, Assagao, and Morjim. Demand here is driven by a distinct buyer mix — second-home seekers, NRIs, HNIs, remote-working professionals, and short-term rental investors — rather than pure end-user housing demand seen in mainland metros. This has made North Goa one of the few residential markets in India where lifestyle appeal and rental income potential move in tandem.
After years of sharp appreciation, the market entered a period of recalibration in 2026. Real estate consultant Savills India pointed out that North Goa's residential market witnessed a modest correction in capital values during the first half of 2026, with prices softening by 4-6 per cent YoY across micromarkets, following a sharp rise in rates over the last few years. The moderation reflects a gradual market recalibration following the sharp appreciation witnessed over the past few years, when strong demand from second-home buyers, HNIs, and investors had driven capital values to elevated levels.
Despite the near-term cooling, structural fundamentals remain strong. Entry pricing for apartments currently ranges from ₹2,350 to ₹4,500 per sqft, with land available from ₹35,000 per sqm in some pockets. The broader villa market recorded a 28% year-on-year rise in average capital values over the same period. Localities like Assagao, Anjuna, and Siolim have delivered returns of more than 60% since 2020.
Scarcity of developable coastal land, tight panchayat oversight in premium villages, and consistent tourism inflow continue to underpin long-term value. Pernem, Anjuna, and Dona Paula are the localities with the highest price appreciation for property in the last 3 years, at 261.5%, 105.4%, and 99.5% respectively. This combination of correction plus continued long-term appreciation makes the current cycle an entry window for serious buyers rather than a signal to stay away.
Property rates in North Goa vary sharply by proximity to the coastline, tourism footfall, and land scarcity. Premium sea-facing pockets like Dona Paula and Candolim command a significant premium over inland or upcoming belts like Pernem and Aldona, while villa micro-markets like Assagao sit in a category of their own.
From urban Panaji to the beach belt of Calangute-Candolim and the boutique villa clusters of Assagao and Morjim, North Goa offers a wide spread of residential options for every buyer profile.
The single biggest catalyst for North Goa's real estate market has been the opening of the region's second gateway. Manohar International Airport at Mopa, operational since December 2022, is Goa's second international airport, located in Pernem taluka in North Goa, and handled over 53 lakh passengers between April 2025 and March 2026. Phase 1 capacity stands at approximately 4.4 million passengers per year, and the airport handled 53.76 lakh passengers between April 2025 and March 2026 — a 15.8% year-on-year increase. GMR Infrastructure Limited is also developing an Aerocity near Mopa Airport, envisioned as a leisure and hospitality hub.
Road and port connectivity are catching up fast. A 5.2 km six-lane elevated highway under construction in Porvorim will ease traffic congestion on NH-66 and improve access to Mopa Airport by 2026. Separately, the Mormugao Cruise Terminal is scheduled to open, serving both domestic and international cruise liners and positioning Goa as a key player in global cruise tourism. Together, these projects are steadily shortening travel times across North Goa's beach belt and pulling fresh residential demand toward previously under-served pockets.
