Prestige Valor Office Campus is a large-scale commercial development coming up in Andheri East, Mumbai, through a landmark joint venture between Prestige Estates Projects Ltd. and Mumbai-based Valor Group. Prestige Estates Projects Ltd has entered into a joint development agreement with Mumbai-based Valor Group (formerly DB Realty) to construct a large-scale commercial office complex in Mumbai's Andheri East. The agreement was formalised on May 28, 2025, marking one of the most significant commercial real estate collaborations in the city in recent years.
The project sits on a substantial land parcel and carries a massive development value. The project is estimated to have a Gross Development Value (GDV) of ₹4,500 crore, according to a regulatory filing issued by Prestige Estates, with the agreement pertaining to land measuring 21,978.22 square metres. This translates to roughly 5.4 acres dedicated entirely to a Grade-A commercial campus format rather than a single tower.
Once developed, the campus will offer one of the largest leasable office footprints in the western suburbs. The proposed commercial development will offer approximately 1.5 million square feet of leasable office space, with both Prestige and Valor holding an equal 50% economic stake in the project. The development will be executed via a dedicated Special Purpose Vehicle, with the development carried out through a Special Purpose Vehicle (SPV), into which Prestige Estates will infuse ₹504 crore.
The campus is designed to target large domestic and multinational occupiers seeking premium workspace outside the traditional BKC corridor. Sahar and Andheri East are evolving from pure-play airport hospitality zones into premium mixed-use commercial hubs, with sustained demand from multinational corporations, mid-size IT and logistics firms, and e-commerce operators seeking alternatives to saturated central business districts like BKC. With this project, Prestige Group continues its rapid commercial expansion in Mumbai following its entry into the city in 2022.
The campus will offer flexible Grade-A office floor plates suited to corporates of varying scale, from mid-size firms to anchor occupiers seeking large contiguous spaces. Exact unit-wise pricing and floor plate sizes will be released closer to formal launch and RERA registration; interested corporates and investors can register for pre-launch pricing.
