Noida is a big satellite city that is great for investment, near Delhi, with big highways, airports, and railway stations nearby, well-planned roads, metro stations, modern facilities, IT parks and business hubs. The Yamuna Expressway is also growing as a link to Delhi and Agra, and the job market is also growing, making the city one of the most closely watched residential markets in the National Capital Region.
Prestige Group's entry follows a strong run in Ghaziabad. After successfully stepping foot in Delhi NCR with the flagship project in Siddhartha Vihar, Ghaziabad, Prestige Group is set to expand in the region with its new project in Sector 62, Noida, expected to be located along National Highway 24. Alongside Sector 62, the developer's pre-launch pipeline is centred on Sector 150, where Prestige Estates has tied up with local developer Ace Group to begin its first housing project in Noida, with Ace Group owning about a 15-acre land parcel in Sector 150. The total development in the upcoming project is expected at around 2 million sq ft, comprising more than 1,000 units.
Sector 150 itself is being marketed on its low-density, green credentials: more than 90% of the area is devoted to open space and sporting facilities, and it is the only sector in Noida without overhead electrical wires, giving it an international, clean design. Bordered by the Hindon and Yamuna rivers, its air quality index is considerably better than central Delhi or Gurgaon, an increasingly rare selling point in the NCR.
The broader Delhi-NCR push is significant for Prestige's overall business. In its investor presentation, Prestige flagged that Delhi-NCR accounted for 45% of its sales in H1 FY26, outperforming its traditional strongholds of Bengaluru and Mumbai, and the company has announced plans to rapidly expand its footprint in the region, with multiple new residential and township projects set to launch in Gurgaon, Delhi and Noida.
Noida's location within Delhi NCR gives residents access to expressways, metro lines and the upcoming Jewar airport, making daily commutes and long-distance travel equally convenient.
