Prestige Estates Projects, the Bengaluru-based real estate major, has announced plans to launch a new residential project in Noida as part of its aggressive Delhi-NCR expansion strategy. Realty firm Prestige Estates Projects plans to launch two new housing projects in Delhi-NCR this fiscal with an estimated revenue of nearly Rs 7,000 crore, one each in Noida and Gurugram. The exact sector and land parcel for the Noida project have not yet been disclosed by the company.
This move builds directly on the momentum of Prestige's maiden Delhi-NCR venture. Prestige group is planning rapid expansion in Delhi-NCR on the back of a near sellout of the first phase of its flagship project Prestige City in Indirapuram Extension, Ghaziabad, having sold more than ₹8,000 crore worth of inventory of a total of ₹11,000 crore in the first phase. Encouraged by this response, the group is now widening its NCR footprint beyond Ghaziabad into Noida, Gurugram, and Delhi.
In terms of scale, the total developable area in the Noida and Gurugram projects would be nearly 8 million sq ft, and the total revenue potential is estimated at Rs 6,800 crore, as per the company's latest investor presentation. Delhi-NCR has quickly become central to Prestige's national growth story — Prestige flagged that Delhi-NCR accounted for 45% of its sales in H1 FY26, outperforming its traditional strongholds of Bengaluru and Mumbai.
As of now, the Noida project is at the planning and approvals stage. The developer is expected to release detailed announcements throughout 2026 regarding specific project locations, unit configurations—including apartments, plotted developments, and townships—along with pricing strategies.
