In October 2023, Prestige Group Chairman Irfan Razack said Prestige Estates Projects Ltd plans to develop a luxury housing project in central Delhi in partnership with a local realty firm. The developer described it as one very high-end development in KG Marg, Delhi, structured as a JDA (joint development agreement) with TDI, on a one-acre plot in the heart of the capital.
The underlying property was a bungalow that belonged to TDI Infratech and was at first planned as a joint development project, before Prestige later took over the property completely with plans to turn the 5,100-square-yard land into a high-end residential project.
However, the project never reached launch stage. After a long period of waiting for the required permission for its Lutyens' Delhi luxury residential project, which was put on hold, Prestige Group decided to give up the project. Prestige Group exited the luxury project deal in Delhi's Kasturba Gandhi Marg by selling the property for INR 450 crore to a Jharkhand- and Kolkata-based businessman, having acquired this property from TDI Infratech in 2023 for approximately INR 300 crore.
Following the exit, Prestige has shifted attention to the larger National Capital Region, where it has delivered its first residential project in Ghaziabad and is actively scouting opportunities in Noida and Gurgaon. This page is retained as a status record for buyers who were tracking the KG Marg address; it is no longer an active or purchasable Prestige project.
The KG Marg plot was originally being planned for a small number of ultra-luxury residences before Prestige exited the deal; no official pricing or floor plans were ever released to the public.

Kasturba Gandhi Marg sits in the heart of Lutyens' Delhi, just off Connaught Place, in one of the most tightly regulated and address-prestigious pockets of the national capital. The plot is roughly half a kilometre from Connaught Place's inner circle, under a kilometre from Barakhamba Road Metro Station on the Blue Line, and close to Jantar Mantar, making it a rare central-Delhi infill site. The surrounding neighbourhood is home to embassies, five-star hotels, and heritage government buildings, with India Gate and Rajpath around 3 km away and New Delhi Railway Station also within a similar radius. This is precisely the kind of ultra-restricted, low-supply micro-market that drew Prestige to the site in the first place — and the same regulatory strictness that ultimately delayed approvals and led to the developer's exit.
