Bengaluru-based developer Prestige Estates Projects has confirmed a major expansion into Delhi-NCR, announcing that it will launch two new residential projects — one each in Noida and Gurugram — during the current financial year. The total developable area in these two projects would be nearly 8 million sq ft, and the total revenue potential is estimated at Rs 6,800 crore, as per the company's latest investor presentation.

Speaking to PTI, Prestige Estates Chairman Irfan Razack said, "We are quite bullish on the Delhi-NCR market. We did sales bookings of around Rs 10,000 crore in the NCR market during the last fiscal." The move builds directly on the runaway success of the developer's maiden NCR project, having debuted in the residential NCR market with 'Prestige City Indirapuram', which met a resounding response and clocked over Rs 9,500 crore in pre-sales in the first year of launch. That township in Indirapuram Extension, Ghaziabad, recorded sales exceeding ₹8,000 crore from an inventory valued at approximately ₹11,000 crore in its first phase alone.

On the ground, the Gurugram push already has a concrete first move. Prestige has signed a joint development agreement for a 17.212-acre parcel in Sector 92, Gurugram — part of New Gurgaon's growth belt adjacent to Dwarka Expressway and Pataudi Road — with an estimated GDV of ₹4,200 crore and a saleable area of nearly 3 million sq ft. Razack, addressing the deal, stated: "We are already working on proposals in Gurgaon, Delhi, and Noida... Definitely, we are here for the long term." A separate, larger township — Prestige Dwarka Expressway — is also being planned across approximately 152 acres in Sector 162, Gurugram, offering 2, 3 & 4 BHK residences along one of NCR's busiest infrastructure corridors.

For Noida, the developer has not yet named a specific sector, but company executives have indicated the location will likely be along the NH-24 corridor, consistent with the broader NCR expansion strategy. Group executives have separately confirmed the company is exploring further expansion opportunities in Gurugram and Noida, indicative of its broader strategic shift toward North India.

The Noida-Gurugram launches sit within a much larger national pipeline. Razack said the company has a launch pipeline of around Rs 58,000 crore for the current fiscal across major cities, though he cautioned that how many projects it ends up launching would depend on government approvals. The group's scale is considerable: Prestige Estates Projects Ltd is one of the leading real estate developers in the country, having delivered 313 projects spanning 206 million sq ft, with a further pipeline of 128 projects across 195 million sq ft.
