PRESTIGE GROUP IS DOUBLING DOWN ON DELHI-NCR. Bengaluru-headquartered Prestige Estates Projects has confirmed plans to launch two major new residential developments in Noida and Gurugram, marking the developer's most aggressive move yet into North India's largest housing market. Real estate developer Prestige Estates Projects is preparing to expand its footprint in Delhi-NCR with the launch of two new residential projects during the current financial year, planned in Noida and Gurugram, expected to generate an estimated ₹6,800 crore, or nearly ₹7,000 crore, in revenue. The two upcoming projects will have a combined development potential of nearly 8 million square feet.
THE GHAZIABAD LAUNCHPAD. This expansion is not happening in isolation. It follows directly from the runaway success of Prestige's maiden NCR venture. Prestige group is planning rapid expansion in Delhi-NCR on the back of a near sellout of the first phase of its flagship project Prestige City in Indirapuram Extension, Ghaziabad, having sold more than ₹8,000 crore worth of inventory of a total of ₹11,000 crore in the first phase. That momentum has continued into 2026: with the successful launch of Prestige Group's Ultra Class project, inventory is selling quickly, and as of March 2026, The Prestige City has entered its most exclusive phase, Mayflower, the final chance to own part of this 62.5-acre legacy.
WHAT LEADERSHIP IS SAYING. Company executives have been direct about intent. "We are already working on some proposals in Gurgaon, Delhi as well as in Noida. Definitely we are there for a long term and looking at deepening and actually widening our footprint there." On the product strategy driving this push, the same executive noted that demand for plotted developments is on the rise, since these are developed communities with proper clubhouses and plug-and-play infrastructure with clear title, and typically sell at a premium of 20-25% to the market while still selling out in the very first month of launch.
SECTOR 92, GURUGRAM: THE FIRST CONFIRMED MOVE. While Noida details remain under wraps, Gurugram has already seen a concrete transaction. Prestige Estates Projects has acquired a prime land parcel in Sector 92, Gurugram, with an estimated Gross Development Value (GDV) of ₹4,200 crore, entering into a Joint Development Agreement for a 17.212-acre land parcel expected to yield a saleable area of approximately 3 million square feet. The site's location is a key draw: the development is strategically located near the Dwarka Expressway, offering enhanced connectivity to key business districts and catering to the growing residential demand in the area. Chairman Irfan Razack framed the deal within a broader, cautious growth strategy: "This addition in Gurugram aligns with our broader strategy of strengthening our presence across key markets such as the NCR. While the region continues to see steady demand, we remain measured in our approach, focusing on locations with improving infrastructure and long-term potential."
WHY DELHI-NCR, WHY NOW. The numbers explain the urgency. In its investor presentation, Prestige flagged that Delhi-NCR accounted for 45% of its sales in H1 FY26, outperforming its traditional strongholds of Bengaluru and Mumbai. This is part of a much larger national pipeline too: Prestige Estates plans to launch as many as 25 residential projects having 44.80 million sq ft of developable area, with an estimated gross development value of Rs 42,120 crore, in this financial year, lined up in Bengaluru, Chennai, Hyderabad, Mumbai, Delhi-NCR and Goa.
SCALE OF THE DEVELOPER. Prestige's NCR bet is backed by a substantial delivery track record nationally. Prestige Estates Projects has established itself as one of India's leading real estate developers, having completed 313 projects covering more than 206 million square feet across different cities, and currently has 128 ongoing and upcoming projects with a development potential of around 195 million square feet.
WHAT BUYERS SHOULD WATCH. For homebuyers tracking these upcoming launches, timing and documentation matter. The developer is expected to release detailed announcements throughout 2026 regarding specific project locations, unit configurations—including apartments, plotted developments, and townships—along with pricing strategies, and prospective buyers are advised to monitor macro-factors including infrastructure rollouts, regulatory clarity, product quality, and the developer's delivery track record. For the Gurugram Sector 92 parcel specifically, since the project has not yet been formally launched, buyers should treat any pricing or configuration details in circulation as indicative only until RERA registration and an official launch are confirmed.
