Noida and Gurugram anchor the two ends of the National Capital Region's residential growth story, and Prestige Group has moved into both after the runaway success of its Ghaziabad debut. The move follows the near-sellout success of its first phase-one township, The Prestige City, Indirapuram Extension in Ghaziabad, where more than ₹8,000 crore worth of inventory was sold from a total value of around ₹11,000 crore. That performance convinced the Bengaluru-headquartered developer to push further into the region. Prestige Estates Projects has announced plans to launch two major residential projects in the Delhi-NCR region during the current fiscal year, located in Noida and Gurugram, expected to generate an estimated revenue of approximately ₹6,800 crore.
In Noida, the developer's first move is a residential project in Sector 62 along NH-24, alongside an already-marketed township at Sector 150 on the Noida-Greater Noida Expressway. After successfully stepping foot in Delhi NCR with the flagship project in Siddhartha Vihar, Ghaziabad, Prestige Group is set to expand in the region with its new project in Sector 62, Noida, expected to be located along National Highway 24. Sector 62 is already a mature, well-serviced address — the well-planned sector offers world-class social amenities like restaurants, cafes, malls, schools, and hospitals, with retail destinations like Shipra and Shopprix mall within a few minutes' drive.
On the Gurugram side, Prestige has signed its maiden joint development in the city's high-growth western belt. On April 1, 2026, they signed a Joint Development Agreement with Sare Gurugram Pvt Ltd for 17.212 acres in Sector 92, with a GDV of ₹4,200 crore and a saleable area of 3 million square feet. This puts Prestige right in the heart of New Gurugram. Sector 92 is located in New Gurugram — the developing zone along the Dwarka Expressway corridor and the Pataudi Road belt, connecting to NH-48 and within driving distance of Manesar's industrial hubs, IGI Airport, and Cyber City.
Chairman Irfan Razack has been unambiguous about intent. Irfan Razack, Chairman of Prestige Group, stated at the Gurgaon JDA: "We are already working on proposals in Gurgaon, Delhi, and Noida." Backing this ambition, the company recorded around ₹10,000 crore in sales bookings in the region during the last financial year, making Noida-Gurugram one of Prestige's top priority markets nationally.
Both corridors sit on India's most active expressway network, giving Prestige's upcoming addresses direct access to jobs, airports and the rest of the NCR.
Both micro-markets already have established social infrastructure, malls, schools and hospitals within a short drive.
