Noida and Gurugram sit on opposite ends of Delhi but share the same growth story: expressway-led connectivity, corporate employment hubs, and rising demand for branded housing. Prestige Group has made both cities central to its national expansion plan, with the company confirming that it is already working on proposals in Gurgaon, Delhi as well as in Noida, stating it is here for the long term and aims to deepen and widen its footprint, hopefully with multiple new projects in the Delhi-NCR market by 2026.
The momentum began with Prestige City Indirapuram in Ghaziabad, the developer's maiden NCR venture. This move follows the outstanding success of Prestige City Indirapuram, which generated over ₹9,500 crore in pre-sales within its first year. That response gave Prestige the confidence to commit further capital to the region — Prestige Estates Projects has announced plans to launch two major residential projects in the Delhi-NCR region during the current fiscal year, located in Noida and Gurugram, expected to generate an estimated revenue of approximately ₹6,800 crore, with the planned projects together offering nearly 8 million square feet of developable area.
In Noida, Prestige's footprint traces back to a joint venture in Sector 150, where Prestige group came up in Delhi NCR at Noida sector 150 in a joint venture with Ace Group to begin its first housing project in Noida with an investment of approximately Rs 500 Cr on construction, and has since extended toward Sector 62, where Prestige Group is set to expand in the region with its new project in Sector 62, Noida, expected to be located along National Highway 24. In Gurugram, the group has signed its first formal land deal: Prestige Estates Projects Ltd entered into a joint development agreement for a 17.212-acre land parcel in Sector 92, positioned near the Dwarka Expressway, alongside reports of a larger township being planned in Sector 162 along the same corridor.
Delhi-NCR accounted for 45% of Prestige's sales in H1 FY26, outperforming its traditional strongholds of Bengaluru and Mumbai, underlining why the developer continues to chase land and joint-development deals across both Noida and Gurugram rather than treating the region as a one-off launch.
Both corridors sit on expressway spines that link directly to Delhi, the airport, and major employment hubs, making them attractive for end-users and investors alike.
Both micro-markets already have established retail, healthcare, and education infrastructure, with more coming up as new townships take shape.
