Chennai Metro Phase 2: Madhavaram-Retteri Stretch On Track For 2026 Opening

Developer

North Chennai's long wait for rapid transit is nearing an end. Chennai Metro Rail Limited (CMRL) plans to operationalise the 11-km stretch from Madhavaram to Retteri before 2026 end, as per CMRL officials. This stretch forms the northern anchor of Corridor 5, one of three priority corridors under the ambitious Phase 2 expansion.

CMRL officials have detailed the pace of construction on this segment. Officials noted that even while focus remains on completing the Poonamallee to Porur and Porur to Power House stretches, the pace of work between Madhavaram and Retteri junction has increased, with 65 piers already constructed and work progressing at a good speed. A critical enabler for this timeline is the Madhavaram depot. The construction of Madhavaram depot, which will serve as the hub for train maintenance and storage, is also underway and is expected to be ready for trial runs and operations.

The stretch is part of a much larger network overhaul. The stretch is part of Corridor-5 in the Chennai Metro Phase-II project, which will stretch from Madhavaram to Sholinganallur covering 44.6 km. Physical progress on the ground backs up the official timelines. Pillars for the stretch have already been built, viaducts installed over a 400 m stretch in Retteri, and one of the twin tunnels from Madhavaram Milk Colony to Venugopal Nagar is already completed, with the other tunnel set to be ready in the coming months.

The route itself blends underground and elevated design. The line will begin with a shallow underground station at Madhavaram Depot Metro and continue as an elevated line up until it reaches Retteri junction. Seven stations are planned along the way. The stations are being set up at 7 places: Madhavaram Depot Metro, Assisi Nagar, Manjambakkam, Velmurugan Nagar, Madhavaram Bus Terminus, Shastri Nagar, and Retteri junction.

For context on scale, this segment sits within a much bigger transformation of the city. Chennai Metro Phase 2 project with 3 new lines totaling 116.1 km was approved by the Tamil Nadu government in 2019, with 52.01 km of Line-3's section between Madhavaram-Sholinganallur and Line-5's section between Madhavaram-CMBT built on priority, partially funded by JICA. Officials continue to reaffirm the elevated-first strategy on Corridor 5. Given that most stretches in this corridor are elevated, construction progress has been notably swift, with fewer challenges compared to the underground section.

What does this mean for homebuyers? Real estate analysts point to a consistent pattern seen across Phase 1 corridors. Properties located within 1 km of upcoming metro stations are already witnessing price appreciation of 20-30%, a trend expected to continue as the project progresses toward completion by 2028. Madhavaram specifically is being flagged as an emerging value corridor. Madhavaram is rapidly moving from being a suburban fringe to a strategic residential hub, with Metro Phase 2 directly connecting it with Central Chennai and IT corridors, cutting travel times by nearly 40%.

Despite the buzz, pricing hasn't fully caught up with the infrastructure story yet, which is where the opportunity lies for early movers. Madhavaram, still 15 to 20 percent more affordable than nearby Perambur, is witnessing a steady rise in demand even though its stations are still some time away — a sign of how much the market reads ahead of actual launches. With depot construction, pier work, and tunnelling all progressing in parallel, the Madhavaram-Retteri stretch is shaping up to be one of the more credible near-term delivery milestones in Chennai's metro expansion story, and a genuine catalyst for North Chennai's residential market.

FAQ

When will the Madhavaram-Retteri metro stretch open?
CMRL officials have targeted the end of 2026 for this 11-km stretch, though earlier reports also mentioned a mid-2026 goal once the depot and pier work are completed.
Which stations are part of this stretch?
The seven planned stations are Madhavaram Depot Metro, Assisi Nagar, Manjambakkam, Velmurugan Nagar, Madhavaram Bus Terminus, Shastri Nagar, and Retteri Junction.
Is this stretch part of Phase 1 or Phase 2?
It's part of Chennai Metro Phase 2, specifically Corridor 5, which will eventually connect Madhavaram to Sholinganallur across the city.
Why has the depot construction delayed the timeline?
CMRL officials have clarified that operations on any Phase 2 stretch can only begin once the accompanying depot is complete, which is why Madhavaram depot progress is a key milestone to track.
How will this metro line affect property prices in Madhavaram?
Industry data shows properties within 1 km of upcoming metro stations have seen 20-30% price appreciation in other Chennai corridors, and Madhavaram is already trading at a discount to nearby Perambur, suggesting room for growth.
Is Madhavaram a good area to buy a home now, before the metro opens?
Yes. Buying ahead of station completion typically offers better entry pricing, and Madhavaram's dual-corridor advantage (Corridor 3 and Corridor 5 both originate here) adds long-term connectivity value.
What other infrastructure is improving Madhavaram's connectivity?
Alongside the metro, the area benefits from the Moolakadai Flyover, the 100-Feet Inner Ring Road, NH-5 (Grand Northern Trunk Road), and proximity to Anna Nagar, Perambur, and Ambattur Industrial Estate.
How far is Madhavaram from Chennai Central and the airport?
Madhavaram is roughly 20 minutes from Chennai Central Railway Station and about 50 minutes from Chennai International Airport via the GST Road and Ring Road network.
When is the full Chennai Metro Phase 2 expected to be complete?
The entire 118.9-km Phase 2 network is expected to be commissioned in stages between 2026 and 2028, with the Madhavaram-Retteri stretch among the earlier segments to open.
