Porur has emerged as a prime contender for Chennai's next major IT corridor, often referred to as OMR 2.0, mirroring the success of Old Mahabalipuram Road while carving its own identity as a hub for technological innovation, industrial growth, and real estate expansion.
Prestige Group has entered into a joint venture agreement with Chennai-based WS Industries to develop a 1.1 million sq ft IT park on seven acres of prime land on Mount-Poonamallee Road. After OMR and Radial Road, Mount-Poonamallee Road is fast evolving into the third IT corridor in the city. The 1.1 million sq ft park will be nearly as big as Tidel Park, which opened as the city's first mega tech park in 2000 and is 1.2 million sq ft.
Key players like DLF IT Park, which houses companies such as IBM, Cognizant, and TCS, along with SP Infocity and L&T Infotech, have turned Porur into a critical node in Chennai's IT network. One of the biggest upcoming developments is RMZ Infinity in Porur, a large-scale commercial project expected to significantly strengthen Chennai's western office corridor, spanning approximately 2.97 million sq ft and positioned as a Grade-A office hub targeting GCCs, IT firms, and large enterprises.
Connectivity remains the cornerstone of Porur's transformation. Set to commence operations by end-2025, Porur-Poonamallee metro line is redefining urban living and real estate dynamics in Chennai. Mount-Poonamallee Road, a vital arterial road, and the Porur Flyover have improved connectivity, linking Porur to Guindy, Sriperumbudur, and Chennai International Airport. Enhanced metro connectivity and road upgrades in Porur will unlock premium FSI opportunities, allowing developers to build larger structures like high-rises and luxury projects, benefiting developers with more saleable space and authorities with additional funds for infrastructure improvements.
Real estate in Porur is witnessing a surge, driven by its strategic significance and affordability compared to OMR, making it a sought-after destination for residential and commercial spaces alike. As per Knight Frank research, property prices in H1 2024 stood at ₹5995-₹6500 per sq ft, marking a steady increase over the past 12 months. For homebuyers and investors, this positions Porur as a future-ready hub where employment, infrastructure, and real estate growth converge—marking a pivotal shift in Chennai's urban landscape.
