In a landmark move to decongest Bengaluru's eastern IT corridor, Prestige Group has received formal approval from the Bruhat Bengaluru Mahanagara Palike (BBMP) to construct a 1.5-kilometre elevated flyover. The privately-funded infrastructure will connect Prestige's upcoming 70-acre Beta Tech Park directly to the Outer Ring Road (ORR), one of the city's critical arterial routes.
The BBMP granted final approval in April 2025 after Prestige first approached the municipal authority in August 2022. The project received additional endorsement from Karnataka's Deputy Chief Minister D.K. Shivakumar as part of the state's infrastructure acceleration initiative. This approval marks a significant step in addressing chronic traffic bottlenecks that have plagued Bellandur's primary access routes—Old Airport Road via Yemalur and Kariyammana Agrahara Road—which serve over 5,000 employees at the new tech campus.
The flyover will run along public thoroughfares, mostly beside a stormwater drain, and remain accessible to the general public—a critical BBMP condition. This is not an exclusive corporate access route. In exchange, Prestige has committed to fully fund the flyover construction and shoulder the cost of widening Kariyammana Agrahara Road, a notorious traffic chokepoint near Bellandur Lake and Central Mall. The developer will also receive Transferable Development Rights (TDRs) for any private land surrendered during road expansion, provided legal conditions are met.
For daily commuters and office workers, the benefits are substantial. The new flyover will reduce travel distance by up to 2.5 kilometres for users of the Sakra Hospital corridor, significantly shortening commute times during peak hours. Current traffic conditions at major junctions like Bellandur Gate and Devarabeesanahalli frequently reach gridlock, with average speeds dropping to just 4.48 kilometres per hour during peak hours—among the lowest in the city.
This project exemplifies a growing trend in Bengaluru where private developers invest in public infrastructure to unlock access to their projects. Similar precedents include the Manyata Embassy Business Park flyover and Lulu Mall's underpass, both demonstrating how public-private partnerships strengthen urban infrastructure. Construction is estimated to take 18–24 months, with anticipated completion by mid-2027, pending standard urban infrastructure delays. The BBMP and Bengaluru Smart Infrastructure Ltd. will oversee the project to ensure compliance with public infrastructure standards and right-of-way regulations.
