The Prestige City, Indirapuram Extension is Prestige Group's maiden residential venture in the National Capital Region, marking the Bengaluru-based developer's entry into North India. Prestige Estates Projects Ltd has acquired 62.5 acres at Indirapuram Extension in Ghaziabad, with an acquisition cost of ₹468 crore, including a revenue share with the landlord. The project, also known as The Prestige City Indirapuram, spans across 62.5 acres in Indirapuram Extension on National Highway 24, featuring premium homes across multiple towers with a mix of 2 BHK, 3 BHK, 3 BHK + Home Office, and 4 BHK + Home Office residences, with unit sizes ranging from 1,300 sq ft to 6,026 sq ft.
The township is being rolled out in phases. The first phase of the township includes two residential clusters, Oakwood and Mulberry, which together contribute a Gross Development Value (GDV) of ₹9,000 crore. This phase has seen extraordinary demand — the near-sellout success of the first phase saw more than ₹8,000 crore worth of inventory sold from a total value of around ₹11,000 crore. Riding this response, Prestige's strategy includes launching the second phase of The Prestige City – called "Mayflower" – with an estimated Gross Development Value (GDV) of ₹2,200 crore.
Design and execution carry serious credentials. Construction is being handled by Larsen & Toubro (L&T) using MIVAN technology, an aluminium formwork system enabling faster floor-by-floor casting with greater structural accuracy, with each residence conceived by legendary architect Hafeez Contractor across the 62.5-acre township. Spread across 62.5 acres, The Prestige City comprises high-rise residential towers, three well-appointed clubhouses, and one 8 lakh sq ft retail complex, with 4041 exclusive residences.
The success in Ghaziabad has already triggered a wider NCR push. Prestige Group is planning rapid expansion in Delhi-NCR on the back of the near sellout of the first phase of its flagship project Prestige City in Indirapuram Extension. This makes the Indirapuram Extension township the anchor project for the developer's entire North India growth story.
Prestige City offers a wide configuration mix designed to suit both first-time buyers and larger families. It features 2, 3 & 4 BHK homes and penthouses, with sizes ranging from 1301 to 4173 sq. ft. During Q4'2025, average property prices for The Prestige City moved from ₹ 11,550/sqft to ₹ 12,550/sqft, reflecting a 8.66% rise.
