Prestige Trade Tower is Prestige Group's commercial debut in the National Capital Region, built on Asset No. 13 in Aerocity, right beside Delhi's IGI Airport. Prestige Group's venture in Delhi stems from a 2019 joint venture with DB Realty to develop a hospitality-led mixed-use project on 7.7 acres of prime land in Aerocity. The address places offices, five-star hospitality and a convention centre on a single campus. Marriott International signed an agreement with Prestige Group to develop a St. Regis and India's first Marriott Marquis and Convention Centre at Aerocity, New Delhi.
The hotel component pairs two globally recognised brands. Two hotels—a 590-key Marriott Marquis and a 189-key St. Regis—flank the office tower, alongside 40,000 sq ft and 27,000 sq ft banquet halls. The office block itself is engineered for large occupiers. The eight-storey office block rises above six basements, ground floor, mezzanine and seven upper levels, offering 616,637 sq ft of warm-shell space on 88,091 sq ft plates.
Construction milestones confirm the project's readiness. The project won its OC in December 2023, and fit-outs began in January 2024. Corporate demand has followed quickly: Deloitte, one of the world's leading professional services firms, has secured 175,000 square feet of office space in the soon-to-be-completed Prestige Trade Tower near Delhi airport, marking a significant milestone for the Bengaluru-headquartered Prestige Group, which is making its commercial debut in Delhi.
At full build-out, the campus will be one of Aerocity's largest integrated developments. The Prestige Trade Tower development in Aerocity will eventually feature a 2 million-square-foot project with 932 hotel rooms, 645,000 square feet of office space, and a 200,000-square-foot convention centre.
Prestige Trade Tower offers column-free Grade-A floor plates on lease, with furnished suite options available for immediate move-in. Base rents start at ₹85 per sq ft a month; fully furnished suites by Awfis reach ₹120 per sq ft.
