Prestige–Valor Office Campus is a large-scale commercial development brought to Mumbai's western suburbs through a joint venture between Prestige Estates Projects Ltd and Mumbai-based Valor Group, formerly known as DB Realty. Prestige Estates entered into a framework agreement with Valor Estate Ltd and its wholly owned subsidiaries for jointly developing a project on lands admeasuring in the aggregate 21,978.22 square metres at Andheri West, Mumbai. This works out to roughly 5.4 acres of prime land along New Link Road, in the heart of Andheri West's commercial and residential corridor, adjoining Versova.
The project carries an estimated Gross Development Value of Rs 4,500 crore and will deliver approximately 1.5 million sq ft of leasable Grade-A office space. The project entails a total leasable area of 1.5 million sq ft and a Gross Development Value (GDV) of about Rs 4,500 crore, with both Prestige Estates and Valor having a 50 per cent economic interest in the project. The development will be executed through a dedicated Special Purpose Vehicle, into which Prestige has committed a significant capital infusion. The company will infuse Rs 504 crore into the SPV, which will be established to develop this project.
Designed as a next-generation office hub, the campus will comprise several mid-rise blocks rather than a single tower. Prestige Group has outlined a large commercial office pipeline in Mumbai, with flagship projects including Prestige 101 BKC, Prestige Liberty Towers (Mahalaxmi), and the Versova acquisition expected to deliver about 6.2 million sq ft of Grade-A office space by 2028.
The Prestige–Valor campus is planned as column-free Grade-A office floor plates designed for large corporate and multinational occupiers; final unit-wise pricing will be released closer to launch.
