Greater Noida has emerged as one of the National Capital Region's most closely watched property markets, driven almost entirely by one factor: infrastructure. Greater Noida's 2026 market is India's most dynamic airport-driven real estate story, with the city average reaching ₹6,600/sqft in Q1 2025 — up 98% from ₹3,340 in Q1 2020, marking the sharpest five-year appreciation of any major NCR sub-city. This surge has been fuelled by the commissioning of the Noida International Airport at Jewar, alongside continuous expansion of the Yamuna and Noida-Greater Noida Expressways.
Momentum is expected to continue. Greater Noida posted the highest 5-year appreciation in NCR at +98%, and the Jewar airport inauguration on 28 March 2026 has materially accelerated the growth thesis, with analysts projecting an additional 20–30% price upside in 2026–2027 along the Yamuna Expressway once regular commercial flights begin. Plotted land along this corridor has already seen extraordinary gains, with Yamuna Expressway plots having risen 536% since 2020.
National developers are taking note of this shift. Bengaluru-based Prestige Group has announced plans to rapidly expand its footprint in the Delhi-NCR region, with multiple new residential and township projects set to launch in Gurgaon, Delhi and Noida, following the near-sellout success of its first phase-one township, The Prestige City, Indirapuram Extension in Ghaziabad, where more than ₹8,000 crore worth of inventory was sold from a total value of around ₹11,000 crore. The Prestige Sector 150 development sits directly on the Noida-Greater Noida Expressway, placing it within easy reach of Greater Noida's Knowledge Park, Pari Chowk and Yamuna Expressway sub-markets.
Greater Noida West (often called Noida Extension) continues to be the value engine of the region, offering a large, mid-segment housing stock, while the core Greater Noida sectors and Yamuna Expressway cater to a more premium, land-parcel and villa-plot driven demand. This dual character — affordable volume on one side, airport-linked premium appreciation on the other — is what makes Greater Noida a distinct investment proposition within NCR.
Average residential rates across Greater Noida currently hover around ₹8,100 per sq ft, though pricing varies sharply by micro-market and proximity to the expressway network. Areas closer to the Jewar Airport corridor and Yamuna Expressway command a clear premium over the city's more established, affordable sectors.

Greater Noida's biggest infrastructure catalyst is the Noida International Airport at Jewar. The Jewar airport inauguration on 28 March 2026 has materially accelerated the growth thesis for the entire Yamuna Expressway belt, positioning Greater Noida as the primary residential catchment for a future aviation and logistics hub. This is layered on top of an already dense expressway network — the Noida-Greater Noida Expressway, Yamuna Expressway, and Eastern Peripheral Expressway — that links the region to Delhi, Noida, Agra and the broader NCR within minutes to a couple of hours.
Public transit is also expanding. Investors and residents are drawn by rapid infrastructure upgrades and expansion of the Aqua Line Metro, which currently connects Greater Noida to Noida and Delhi's broader metro grid, with further extensions planned to improve last-mile connectivity across Greater Noida West and the Knowledge Park belt. Combined with upcoming data centre, logistics park and film-city announcements around the Yamuna Expressway, these projects are expected to sustain demand for both residential and commercial real estate in the region well into the next decade.
