Prestige Trade Centre (also known as Prestige Trade Tower or Trade Centre DIAL) marks Prestige Group's commercial debut in the National Capital Region. This move marks a significant milestone for the Bengaluru-headquartered Prestige Group, which is making its commercial debut in Delhi, stemming from a 2019 joint venture with DB Realty to develop a hospitality-led mixed-use project on 7.7 acres of prime land in Aerocity. DB Group had acquired the development rights on the 7.70 acre land parcel in 2009 from Delhi International Airport, abutting the existing JW Marriott Hotel.
The development sits at Asset No. 13, DIAL, Aerocity, right at Delhi's IGI Airport. It is a grand commercial space of 15 floors on 7.7 acres, with 2.3 million square feet of leasable area, at Asset-13, Delhi International Airport (DIAL), Aerocity, New Delhi – 110037. The development holds its occupation certificate since December 2023.
Once complete, the campus will be one of Aerocity's largest mixed-use developments. The Prestige Trade Tower development in Aerocity will eventually feature a 2 million-square-foot project with 932 hotel rooms, 645,000 square feet of office space, and a 200,000-square-foot convention centre. The campus hosts the Marriott Marquis with 590 keys and the St. Regis with 189 keys. The office component has already attracted global occupiers; Deloitte has secured 175,000 square feet of office space in the soon-to-be-completed Prestige Trade Tower near Delhi airport.
Leasing terms are structured for phased occupancy. By March 2026, Prestige aims to offer 0.80 million sq ft of leasable space and reach 50 per cent occupancy, with early tenants paying roughly ₹85 per sq ft, about 5 per cent below later rates, in offices built to cut energy use by 29 per cent and fresh-water demand by 50 per cent.
Prestige Trade Centre offers bare-shell and furnished Grade-A office floors along with retail, F&B and banquet spaces on long-term lease.

Prestige Trade Centre enjoys one of the most connected addresses in Delhi NCR, right beside Indira Gandhi International Airport. It is close to Indira Gandhi International Airport Terminal 3 and has good metro connectivity by Airport Express Metro, within 0.2 km of Delhi Aerocity Metro Station. It's also easily visible from NH-8, and Aerocity features 5-star hotels and upscale retail shops around the project. The surrounding Aerocity precinct is Delhi's premier hospitality and business district. Hospitals are 4-5 km away, and there is good road and metro connectivity to all major areas of Delhi NCR. In light traffic, the airport is under 30 minutes from the campus entrance. This proximity to the airport, five-star hotels and Delhi's business corridors makes it a preferred address for multinational occupiers looking for a Grade-A NCR office.
