Delhi-NCR has emerged as one of India's strongest performing property markets, and PRESTIGE has moved decisively to establish a long-term footprint here. Delhi-NCR has had the largest share of sales in the first half of 2025-26, with 45 per cent of total sales coming from the region, higher than its primary areas of operations in Bengaluru and Mumbai. For the half year ended September, sales volumes aggregated 13.96 million square feet across 6,788 units, with value-wise sales worth ₹18,143 crore, up 157 per cent year-on-year and surpassing the full-year sales of FY25.
The brand's NCR debut has been the trigger for this expansion. Prestige Group is planning rapid expansion in Delhi-NCR on the back of a near sellout of the first phase of its flagship project Prestige City in Indirapuram Extension, Ghaziabad, having sold more than ₹8,000 crore worth of inventory of a total of ₹11,000 crore in the first phase, prompting a second phase called MayFlower. The developer has reportedly initiated land acquisition proposals across strategic micro-markets within the National Capital Region, including premium locations in Gurgaon, Noida, and central Delhi.
The upcoming Noida and Gurugram developments are expected to generate an estimated revenue of approximately ₹6,800 crore, offering nearly 8 million square feet of developable area, signalling the scale at which the brand intends to operate across the capital region.
For end-users, Delhi itself continues to offer a mature, high-value market. One of the largest housing markets in India, Delhi attracts both investors and end-users, offering a plethora of employment avenues, social amenities, and recreational options. For the first time since the post-pandemic boom, household income growth in Delhi-NCR is projected to outpace property price appreciation, pointing to a healthier, more sustainable buying environment heading into 2026-27.
Delhi's residential pricing varies sharply by zone, from established South Delhi enclaves commanding premium rates to more accessible corridors in West and South-West Delhi. Areas that fall in the mid-segment budget, including Saket, Sarita Vihar, Jasola, and Lajpat Nagar, have property prices within Rs 9,000 per sq ft to Rs 13,000 per sq ft, while Vasant Vihar, Greater Kailash, Vasant Kunj, Green Park, and Defence Colony are classified as premium localities with units starting Rs 13,000 per sq ft. Meanwhile, the wider NCR is also seeing sharp gains, with residential property price trends in Delhi NCR rising by an impressive 81% over the last five years, with the average residential rate in NCR at approximately 8,300 rupees per sq ft in early 2025.
From South Delhi's builder-floor enclaves to fast-scaling residential belts in the west and south-west, Delhi offers a locality mix suited to every budget and lifestyle stage.
Connectivity upgrades are central to Delhi-NCR's next growth phase. Over six metro lines are planned under Phase 4 of the Delhi Metro, while upcoming projects such as the Delhi-Mumbai Expressway, Delhi-Dehradun Expressway, and Delhi-Amritsar-Katra Expressway will pass through the city, making inter-city connectivity more convenient than ever. A wide network of national highways, including NH-44, NH-48, NH-9, and NE-3, offer connectivity, while the Delhi Metro connects the city with prominent parts of NCR such as Ghaziabad, Gurgaon, Faridabad, and Noida.
Beyond the city core, mega infrastructure is reshaping the wider region. The region is entering a new phase of growth, with Noida International Airport, NCR Regional Plan 2041, metro expansion, Rapid Rail Transit System, new expressways and industrial corridors changing how people live, work and invest across Delhi-NCR. Closer to PRESTIGE's own NCR entry point, the proposed Ghaziabad-Jewar RRTS corridor is planned to include a dedicated station near Siddhartha Vihar, which could give residents a direct high-speed rail link to Noida International Airport by around 2030.
