The locality's core advantage is geography. Gunjur is positioned strategically between two of the city's most significant real estate and employment corridors: Whitefield to the north-east and Sarjapur Road to the south. This positioning creates something rare in Bangalore's sprawling geography: a location that is genuinely equidistant from multiple major employment hubs, letting residents reach Whitefield's tech campuses and the ORR commercial belt without the gridlock that plagues more central addresses.
Infrastructure has been the second big lever. Gunjur's meteoric rise is closely linked with ongoing and upcoming infrastructure projects — the 45mtr CDP Road, Peripheral Ring Road (PRR), Gunjur Palya Road, and Varthur-Sarjapur Road have played a pivotal role in integrating Gunjur into Bengaluru's main transit grid. Prestige Group has built up a meaningful footprint in this belt over the past decade. Its flagship Prestige Lakeside Habitat township — a 102-acre development at Gunjur Village on Varthur Road — has already been fully delivered and is now a settled, resale-driven community. Building on that base, Prestige launched Prestige Lavender Fields in the same corridor: the project spans 18.25 acres of land and consists of 1,473 units spread across six towers, with a launch date in April 2023 and possession expected to begin in June 2027 onwards.
