South Bengaluru's most-awaited infrastructure project finally went live on August 10, 2025. The Yellow Line Metro in Bangalore is a Namma Metro corridor improving South Bengaluru connectivity from RV Road to Bommasandra, and it was inaugurated on August 10, 2025, by PM Modi. It is operated by BMRCL with Jayadeva Hospital, RV Road and Silk Board interchanges. Built at a cost that reshaped one of the city's busiest employment corridors, the Bangalore Metro Yellow Line was constructed at a cost of a whopping INR 5,056.99 crore and features 16 stations, including interchange stations with the Green Line at R.V. Road and the Pink Line at Jayadeva Hospital. A future Blue Line interchange is also coming to the corridor: Central Silk Board is an elevated interchange metro station on the north-south corridor of the Yellow Line and the upcoming Blue Line of Namma Metro.
The commute math is what changed buyer behaviour first. Bengaluru's Yellow Line went operational on August 10, 2025 (RV Road to Bommasandra, 19.15 km, 16 stations), and Q1 2026 is the first full quarter where the corridor's pricing has actually responded. For tenants, this means the daily commute from Electronic City employees living in HSR Layout, Koramangala, or Jayanagar collapses from a 60-90 minute ORR drive to a 35-40 minute metro. Service has also become more frequent since launch: BMRCL added a sixth six-coach trainset in May 2026, dropping peak frequency to 8 minutes. Early ridership numbers confirmed pent-up demand for the corridor, with the system recording ridership crossing 10.48 lakh commuters across the network within a day of operations, a new high for Namma Metro.
Pricing data from the first full year of operations shows the corridor has genuinely re-rated, not just buzzed. Hosa Road averages now sit at Rs 10,885 per sqft per Housing.com, the broader Hosur Road locality crossed Rs 9,550 per sqft with 39.4% YoY appreciation per 99acres. Zooming out to a two-year view, Hosa Road has gone from Rs 8,200 per sqft in early 2024 to Rs 10,885 per sqft in April 2026 — a 33% lift in two years against a Bengaluru citywide pace closer to 20%. Electronic City itself has seen an even sharper re-rating from its pre-metro base: a recent analysis on Yellow Line pricing found Electronic City recording close to 47% appreciation from its pre-metro baseline.
Demand indicators back up the price trend. NoBroker's April 2026 read on Bommanahalli and Electronic City registered an 8 to 12% housing demand uplift in the immediate metro-station radius. More broadly across the corridor, property prices have risen 8-19% along the corridor due to demand, driven by IT access, reduced traffic, and better livability, making it particularly popular with home buyers. Brokerage research also points to a durable location premium: independent analyses and brokerage reports repeatedly point out that property near metro Bangalore can command a premium of 10-20% over comparable locations without mass transit, particularly when stations are within a short walking radius and supported by social infrastructure. As PropNewz puts it plainly, the corridor is no longer the value entry it was in 2023.
Congestion relief at the corridor's biggest chokepoint is compounding the metro effect. Central Silk Board junction, long the corridor's bottleneck, has seen major flyover work complete alongside the Yellow Line's Blue Line interchange build-out: the Central Silk Board junction is the city's second-most congested traffic point after Hebbal, and the construction of flyovers A, B, C, D & E together spanning 3.2 km has decongested the traffic at the junction. With the remaining two flyovers now operational, commuters from HSR to BTM can bypass Silk Board entirely. Combined with rail access, this is compressing what used to be South Bengaluru's worst daily grind.
Developers have responded fast to the connectivity story. The growing demand has encouraged several leading developers, such as Godrej, Sobha, Mahindra, and Signature, to launch or expand residential projects near metro stations. Prestige has been among the most aggressive on this stretch, with Prestige Southern Star on Begur Road positioned near the Bommanahalli metro station, and Prestige Suncrest and Prestige Chandapura anchoring the Electronic City-Jigani-Hosur Road belt directly in the Yellow Line's catchment. Hosur Road connects the city centre to Electronic City, India's largest IT park housing over 200,000 tech professionals, and with the Yellow Line metro now operational since August 2025, property values are surging along this corridor.
For homebuyers, the investment logic now varies by station rather than by the corridor as a whole. Kudlu Gate sits closest to HSR Layout and Bommanahalli, with the strongest spillover from established residential markets, while stations closer to Bommasandra and Electronic City still carry a relative value gap versus Whitefield and Sarjapur, even after the recent run-up. The metro's presence has also diversified investment opportunities: growth is no longer limited to luxury gated communities, but has spread to mid-premium apartments and entry-level housing, where demand is strong and inventory turnover is faster. For buyers evaluating projects along Hosur Road today, the metro has moved from a "future plan" line item to a live, priced-in amenity — and the next 12-18 months of station-area launches are where the corridor's remaining value is likely to be found.
