North Bengaluru has moved from the periphery of Bangalore's property map to its center of gravity. Prestige Group, along with Puravankara, Century Real Estate, Godrej Properties, and other major names, has been steadily concentrating land acquisitions and new launches around Devanahalli, Yelahanka, Thanisandra, Hebbal, and the Bagalur-Aerospace Park belt. The reason is not speculation — it is infrastructure catching up with intent.
The single biggest driver is Kempegowda International Airport (KIA). Kempegowda International Airport handled over 41 million passengers in FY 2024-25, making it India's third-busiest airport. With Terminal 2 operational and future expansion plans in place, airport capacity is expected to increase significantly over the coming years. That scale of passenger and cargo movement has already reshaped the employment map around Devanahalli. Boeing, Airbus, and Rolls-Royce now all have facilities within a few kilometres of each other in Devanahalli — a corridor that, as recently as five years ago, barely registered on a broker's shortlist.
Connectivity is the second pillar. One of the most anticipated infrastructure projects is the Blue Line Metro extension connecting Bengaluru city to Kempegowda International Airport, a corridor expected to span approximately 58 kilometres, significantly reducing travel time between the city and the airport region. On the ground, this is being reinforced by road upgrades: connectivity upgrades include widening of NH-44 toward the airport, the Namma Metro Blue Line airport corridor, the Satellite Town Ring Road (STRR) linking Devanahalli with other satellite towns, and planned Peripheral Ring Road / Bangalore Business Corridor initiatives. Historically, this kind of transit investment has moved prices — areas such as Whitefield and Yelahanka witnessed substantial appreciation after major transit investments improved accessibility.
Government policy has added fuel. In a headline move, the Karnataka cabinet approved ₹3,400 crore of development projects, with a significant share for the Bengaluru division, and the same cabinet meeting renamed Bengaluru Rural as "Bengaluru North," a symbolic and administrative recast that aligns with the region's expansion trajectory. Employment hubs are also multiplying beyond aerospace — employment hubs such as Manyata Tech Park (Hebbal–ORR), aerospace and manufacturing zones near Devanahalli, and expanding commercial activity along the airport road support end-user demand for homes and plots.
The numbers back the narrative. Industry trackers note that North accounted for 38% of Bengaluru's Q1 2026 launches while luxury and high-end homes dominated supply, showing that the market is being rebuilt from the top end down. Land values are climbing in step: Devanahalli plots averaged ₹1.75 crore in 2024 with 6.4% quarterly growth.
Prestige's own footprint illustrates the shift clearly. In Devanahalli, the developer has lined up Prestige Park Street — a 5-acre, two-tower community with 480 apartments — and Prestige Springwood, positioned close to the airport itself. In Thanisandra, Prestige Windgates and Prestige Camden Gardens are targeting the corridor's growing base of aerospace, IT, and Manyata Tech Park professionals, while Prestige Battersea on Hennur Road brings a 12-acre, seven-tower high-rise format to the same broader North Bangalore arc. Analysts describe this as a deliberate two-track approach: Prestige's north strategy spans both end-user housing and plotted investment products, and in a market where capital is chasing that exact mix, the positioning looks calculated rather than opportunistic.
Other developers are reading the same map. Puravankara's North Bengaluru focus is centered on Bagalur and the KIADB Aerospace Park corridor, with its Northern Lights project spanning about 24.59 acres and offering 2, 3, and 4 BHK apartments starting around ₹1.19 crore. Century Real Estate has been steadily growing its north presence, with Century Eden on Yelahanka-Doddaballapura Main Road as one example. The common thread across every developer entering this belt is the same: these developers are not chasing volume for the sake of it — they are reading a corridor that now combines airport access, infrastructure momentum, and a clear lean toward premium housing.
For homebuyers, the takeaway is practical. North Bengaluru is no longer a bet on a future that may or may not arrive — Terminal 2 is operational, aerospace tenants are already on the ground, and metro construction is underway. The question for buyers now is less "will this corridor grow" and more "which project and micro-location offers the best entry point before the next round of price appreciation sets in."
