Prestige Group has signed a landmark partnership with Bengaluru Airport City Limited (BACL), the development arm of Bangalore International Airport Limited (BIAL), to build an integrated convention, hospitality, and commercial destination inside Bengaluru Airport City. On 11 June 2026, Prestige and BACL presented plans for an integrated destination within Bengaluru Airport City, positioning it as a world-class hub for business, hospitality, and culture near Kempegowda International Airport.
At the centre of the development is an 8,000-seat Convention and Exhibition Centre, envisioned as a multi-format, high-impact venue capable of hosting global summits, trade expos, innovation forums, and large-format cultural events. Industry commentators note that this positions Bengaluru firmly on the global MICE (Meetings, Incentives, Conferences, and Exhibitions) map, a segment growing rapidly across Asia as India competes for large-scale international business events.
Hospitality is a major pillar of the project. The development houses 600 keys with Marriott Marquis and 200 keys with St. Regis, taking the total inventory to 800 keys, giving Bengaluru two ultra-luxury hotel brands under one address for the first time. Beyond the hotels and convention centre, the masterplan includes a performing arts theatre, Grade A office space, and curated food and beverage experiences, all interconnected within a seamlessly planned urban environment.
Hari Marar, Managing Director & CEO of BIAL, framed the project as central to the airport's next phase of growth: "The next phase of urban growth will be defined by the ability to create destinations that bring together enterprise, talent and ideas at scale." He added that the partnership with Prestige extends the airport experience beyond aviation, creating a destination that will serve businesses, visitors and communities alike, while supporting the region's long-term growth and development. Marar also revealed the scale of BACL's ambitions, noting that BIAL has nearly 4,000 acres of land as part of its concession agreement, out of which 400 acres have been allotted for Airport City, with the goal of building a hub for business, hospitality, and broader economic growth in north Bengaluru.
From Prestige's side, Chairman and Managing Director Irfan Razack described the development as reflecting the company's vision of creating destination-defining assets, emphasising that integrating hospitality, business, culture, and lifestyle experiences within a single ecosystem will set new benchmarks for mixed-use development in India. Rao Munukutla, Executive Director and CEO of BACL, added that the partnership underscores BACL's commitment to creating world-class social infrastructure that supports the region's economic agenda while elevating India's stature in the global MICE landscape.
While Prestige and BACL have not officially disclosed granular financials, independent research pegs the project on a roughly 14.2-acre parcel with about 1.5 million sq ft of gross development and an estimated investment outlay of approximately ₹1,800 crore, with construction expected to commence by early 2027 and the complex targeted to be operational by 2031. Analysts tracking Prestige's stock have framed the announcement less as a standalone earnings event and more as another step in the company's shift towards long-term, recurring "annuity" income from commercial and hospitality assets, even as the group readies a separate hospitality-sector listing.
This is not Prestige's only mega-scale airport hospitality bet — the group has a similar convention-and-hotel project underway at Delhi's IGI Airport, slated to be operational by end of 2026, underscoring a broader strategy of anchoring large mixed-use hubs around India's busiest airports. For homebuyers and investors tracking north Bengaluru, the project is a strong signal: large-scale institutional investment of this kind typically accelerates infrastructure, connectivity, and demand for residential and commercial real estate in the surrounding Devanahalli–Airport Road corridor, where Prestige and other developers already have active residential pipelines.
