Prestige Estates Projects Ltd has reported its highest-ever quarterly sales performance in Q1 FY26, clocking ₹12,126 crore in pre-sales – a remarkable 300% year-on-year (YoY) surge. The realty firm's main growth driver was strong demand for its housing project in Ghaziabad.

NCR led with a 59% share of sales, with 4,718 units sold. The Prestige City, Indirapuram in Ghaziabad sold about 80% of its inventory at launch. This exceptional performance marks a significant turnaround for the Bengaluru-based developer after a challenging FY25, when sales bookings declined 19 per cent to ₹17,023 crore in the last fiscal.

The exceptional growth was primarily driven by robust new project launches, strong collections from customers, a successful strategic entry into the NCR (National Capital Region) market, and the completion of its first projects in Mumbai. Collections hit record ₹4,522 Cr. The company sold 4,718 units, translating to a sales volume of 9.55 million square feet, up 234 per cent year-on-year.

The Prestige City, Indirapuram marks the company's first major residential development in NCR. The first phase includes two residential clusters, Oakwood and Mulberry, contributing a Gross Development Value (GDV) of ₹9,000 crore. This phase will offer 3,421 homes across 19 towers, with unit sizes ranging from 1,681 sq ft to 6,026 sq ft. Spanning 62.5 acres in the Indirapuram Extension along National Highway 24, the project is expected to generate ₹12,000 crore in revenue.

The average price realisation stood at Rs 13,339 per square feet for apartments while plotted developments fetched Rs 7,343 per square feet. This reflects strong buyer sentiment in premium residential segments, particularly in tier-1 markets. The company plans to maintain momentum through upcoming project launches and the IPO of its hospitality arm.
