Prestige Golden Grove, the 28.7-acre high-rise township from Prestige Group in West Hyderabad's Kollur-Tellapur belt, has posted one of the fastest sales starts seen in the city's residential market this year. Prestige Estates Projects Limited has reported a sharp initial response to its Hyderabad project 'Prestige Golden Grove', clocking over ₹2,500 crore in sales within weeks of launch.
The numbers behind the milestone are striking for a single-phase launch. More than 4,000 prospective buyers visited the project site soon after launch, converting into over 1,700 unit bookings in a relatively short window, the company said in an exchange filing on Tuesday. That conversion rate — roughly two in five site visitors turning into bookings — points to genuine end-user and investor demand rather than speculative interest alone, market watchers say.
The scale of the project explains part of the appetite. The project, located in Tellapur, spans about 29 acres and is designed as a multi-tower residential community with roughly 5,120 units. With a projected gross development value of around ₹9,500 crore, Golden Grove ranks among the largest single residential launches Prestige has undertaken in Hyderabad, sitting alongside 10 towers rising to 52 floors near ORR Exit 2.
The sales news also moved investor sentiment on Dalal Street. Prestige Estates Projects Limited share price rose 2.14% to ₹1,403.20 as of 11:51 IST on April 21, 2026, compared with the previous close of ₹1,373.80, according to exchange data. Analysts tracking the stock noted that early absorption data from a project of this size is often read as a proxy for broader housing demand in the western IT corridor of the city.
On the regulatory side, the project's paperwork was completed in the weeks leading up to launch. The project is launched on 09 April 2026 following its TS RERA approval (P01100010708) on 28 March 2026, and it also secured HMDA planning permission on March 13, 2026, under registration number 1928/HMDA/SWBP/2026. Together, these approvals cleared the way for open bookings soon after the formal launch event.
For homebuyers watching from the sidelines, the takeaway is nuanced rather than purely bullish. The ₹2,500 crore milestone at Prestige Golden Grove is not just a headline number — it offers an early read on demand strength and buyer confidence in Hyderabad's housing market. At the same time, for investors the takeaway is measured optimism, as early sales momentum is encouraging but sustaining that pace through subsequent phases will be key.
On the ground, the project offers 2, 3, and 4 BHK homes with sizes ranging roughly between 1,169 sq ft and 3,013 sq ft, priced from about ₹93 lakh for a 2 BHK up to ₹2.39 crore for larger 4 BHK layouts. Possession across the township is planned in phases through 2031, giving early bookers a multi-year runway before handover. With the ORR Exit 2 corridor, upcoming Metro extensions, and the Regional Ring Road all converging on this stretch, the early sales pace suggests Golden Grove has struck a chord with both end-users chasing IT-corridor proximity and investors betting on West Hyderabad's next growth pocket.
