Prestige Group has acquired a 30+ acre land parcel at KIADB Aerospace Park Phase 2 in Bengaluru, marking a significant expansion in one of the city's fastest-growing infrastructure corridors. The move signals that North Bengaluru's aerospace and industrial belt continues to draw serious capital from the country's largest listed developers, even as several other players race to lock in land banks in the same micro-market.
The newly acquired site is strategically located near major upcoming developments, including Brigade Group's second World Trade Center (WTC) and the Satellite Town Ring Road (STRR), placing the parcel at the heart of a rapidly densifying employment and infrastructure cluster rather than an isolated industrial pocket.
KIADB Aerospace Park itself is a large-scale zone dedicated to aviation and defense manufacturing, spread across the Bagalur and Devanahalli belt of North Bengaluru. This expansive 3,000-acre industrial hub is projected to create 300,000-400,000 jobs in the coming years, and it has already attracted marquee names such as Hindustan Aeronautics Limited (HAL), Airbus, and Boeing, giving the region a distinct employment identity built around aerospace and precision engineering rather than pure IT services.
Connectivity is a big part of the pitch for this corridor. The park sits only about 15 minutes away from the International Airport, and the area is set to benefit further once the Railways-approved suburban rail line, a project connecting the city to the airport with a confirmed station right at KIADB Aerospace Park, becomes operational. This rail spur, combined with the STRR and the upcoming Metro Blue Line to the airport, is steadily narrowing the commute gap between this once-remote industrial belt and the rest of the city.
While Prestige has not yet released detailed project plans for the new parcel, such acquisitions in aerospace and industrial-adjacent zones typically pave the way for mixed-use developments, including commercial spaces, logistics hubs, and high-end residential projects, mirroring the pattern the developer has followed elsewhere in the city. Industry trackers note that the expected launch could arrive around 2027, positioned as a mixed-use residential township.
This is not Prestige's first move in the KIADB Aerospace Park zone. The developer already operates Prestige Finsbury Park, a 25-acre luxury residential township built across two phases, Hyde and Regent, with apartments ranging from 636 to over 1,600 sq.ft. That project is already largely delivered, giving Prestige an on-ground track record in the very corridor where it has now added fresh land, a factor that typically reassures early buyers evaluating a developer's follow-through in a new zone.
The timing also fits into Prestige Estates' broader growth push. The company closed FY26 with record pre-sales of ₹30,024 crore, a 76% jump, and has laid out plans for 43 new projects across seven cities, alongside a stated ₹60,000 crore launch pipeline for FY27 across Bengaluru, Mumbai, and Delhi-NCR. Seen against that backdrop, the KIADB Aerospace Park Phase 2 acquisition looks less like an isolated bet and more like one piece of a larger land-banking strategy aimed at capturing demand in infrastructure-heavy micro-markets before prices climb further.
For homebuyers and investors tracking North Bengaluru, this acquisition reinforces a trend that has been building for a couple of years: developers are willing to pay up for land close to the airport, the aerospace employment base, and the ring-road network, betting that connectivity upgrades due over the next two to three years will convert today's industrial-adjacent land into tomorrow's premium residential address.
