Prestige Group has signed a landmark agreement with Marriott International to introduce the EDITION hotel brand to India for the first time, with the debut property coming up in Mumbai's Bandra-Kurla Complex (BKC). The deal was struck between Marriott International Inc and Prestige Falcon Realty Ventures Private Limited, the Prestige Group subsidiary that already holds a strong footprint in BKC through commercial developments in the district. This marks the second time the two hospitality heavyweights have collaborated, following Prestige's earlier partnerships with Marriott brands across India.
The Mumbai EDITION is expected to debut in 2028, marking the brand's first property in India and establishing a new benchmark for luxury hospitality in the region. The hotel will rise along a prime arterial road within the Bandra-Kurla Complex, offering an unparalleled location in the heart of one of Mumbai's most coveted business districts. The site benefits from being surrounded by 12 million square feet of thriving commercial space, positioning the hotel at the nexus of commerce and culture.
Guests checking into The Mumbai EDITION will be within easy reach of the city's most talked-about venues. The property sits just moments away from the iconic Jio World Convention Centre, Jio Gardens—renowned for its vibrant music festivals and exclusive events—and a variety of luxury retail destinations. Its BKC address also puts it close to other landmarks such as Jio World Drive and the NMACC, cementing its appeal to both business travelers and leisure guests visiting India's financial capital.
On the product itself, the hotel is slated to open with 182 luxurious guest rooms, including one penthouse suite, a lively lobby bar, a rooftop terrace with a pool, an expansive spa and wellness facility, a fitness centre, and multiple bars and restaurants. For MICE and events, the property will offer 1,385 square metres of versatile meeting and banquet space, elegantly designed to accommodate a range of events, from corporate meetings to intimate social celebrations. These spaces are further enhanced with natural light, customisable layouts, and state-of-the-art audiovisual technology reflecting the hotel's refined aesthetic.
Commenting on the tie-up, Rajeev Menon, President, Asia Pacific excluding China at Marriott International, said the brand looked forward to "bringing the EDITION flair to the vibrant metropolis of Mumbai, where tradition and modernity blend seamlessly," adding that "the signing highlights our commitment to strengthening the presence of our luxury portfolio in India while demonstrating to guests the continued demand for luxury accommodations and experiences." He added that Marriott was "excited to team up once again with Prestige Falcon Realty Ventures to bring this vision to life."
Irfan Razack, Chairman and Managing Director of Prestige Group, echoed the sentiment, stating that Prestige was "delighted to collaborate with Marriott International once again in redefining luxury hospitality in India." He noted that with its vibrant energy and contemporary flair, The EDITION accurately captures the innovative spirit that defines Prestige Group, positioning the property as a signature addition to the group's hospitality portfolio.
The announcement comes at a time when Prestige has been consolidating its presence in BKC. The group's realty arm, Prestige Falcon Realty Ventures, has already taken full ownership by acquiring the remaining 50% stake in Prestige (BKC) Realtors, a project developing a potential gross leasable area of 2.79 million sq ft of Grade A office space in Bandra Kurla Complex. This deepened commercial foothold in BKC underscores why the district was a natural choice for Prestige's first branded luxury hotel with Marriott's EDITION label.
For homebuyers and investors tracking Mumbai's real estate story, the arrival of a global luxury hotel brand in BKC is a strong signal of the district's continuing evolution from a pure business hub into an integrated lifestyle and hospitality destination. With EDITION joining the roster of international hotel brands entering BKC, property values and rental demand in the surrounding micro-market are likely to see renewed interest from both commercial and residential investors over the next few years as the 2028 opening approaches.
