Prestige Estates Projects, the Bengaluru-based real estate major, has deepened its long-running alliance with Marriott International through a fresh agreement covering six new hotel developments across South India. Prestige Estates Projects, a Bengaluru-based developer, has entered into a partnership with global hotel company Marriott International to develop six hotel projects across India. The deal builds on more than a decade of joint hospitality ventures between the two groups and signals continued confidence in India's post-pandemic travel and leisure boom.
The six properties named under this agreement span Bengaluru, Kanakapura, Sakleshpur, and Goa. The hotel properties include 177-keys Marriott Executive Apartments in UB City in Bengaluru, 130-keys Moxy Bengaluru ORR in Outer Ring Road, Bengaluru, 152 keys Bengaluru Marriott Hotel South in Kanakapura Road, Bengaluru, and 160-keys JW Marriott Sakleshpur Plantation Resort in Sakleshpur in Karnataka, while in Goa, it will develop 62-keys Tribute Portfolio Dabolim Hotel in Dabolim and 120-keys Autograph Collection in Chopdem. Notably, the Autograph Collection's debut in Goa marks a milestone, positioning it as the first of its kind in South Asia.
On investment and timelines, the total inventory will be 801 keys across Goa and Karnataka, which will see an investment of around Rs 1,000 crore. Zaid Sadiq, Executive Director of Hospitality at Prestige Estates, confirmed that these projects are slated to be completed over the course of the next two to five years. The staggered rollout gives Prestige room to phase construction while riding the current upcycle in hotel occupancy and room rates.
This is not a first-time collaboration. The group's recent partnership with Prestige Group launched Sheraton Grand Bengaluru Whitefield Hotel & Convention Centre, which is Marriott's 100th hotel in India, and Aloft Bengaluru Cessna Business Park is also owned by Prestige Group and managed by Marriott International. An earlier six-hotel signing between the two brought the W Bengaluru, Tribute Portfolio properties, the JW Marriott Bengaluru Prestige Golfshire Resort & Spa, and two Moxy hotels to the market, cementing Prestige as one of Marriott's most active development partners in India.
The hospitality arm behind these projects, Prestige Hospitality Ventures (PHVL), has scaled rapidly. It currently operates seven hotels with 1,445 keys and has marquee brand deals with Marriott and Hilton, with 3 ongoing projects comprising 951 keys and 9 upcoming developments totalling 1,558 keys. The unit's growing scale recently attracted institutional capital: Prestige Estates Projects brought CPP Investments into its hospitality business, with the Canadian pension fund manager proposing to invest up to ₹3,000 crore for as much as a 28% stake in Prestige Hospitality Ventures, valuing the hotel business at about ₹10,700 crore at the upper end. This follows an earlier move where Prestige Hospitality Ventures Ltd filed draft papers with SEBI to raise ₹2,700 crore via its first public share sale.
For homebuyers, the most relevant name on the list is the JW Marriott Sakleshpur Plantation Resort. Filings show the project is moving forward on the ground: Prestige MRG Eco Ventures applied for an environmental clearance for the proposed "JW Marriott Plantation Hotel" near Sakleshpur, Karnataka, on an approximate 139-acre parcel. Alongside the resort, Prestige is also developing a branded residential component in the same hill town — Prestige JW Marriott Residences Sakleshpur — which will offer 2 & 3 BHK apartments and luxury villas, designed with premium finishes, spacious layouts, and beautiful hill views. This pairing of a managed resort with branded homes is a template Prestige has used successfully in Bengaluru with Golfshire, and it typically supports stronger long-term price appreciation for nearby residential land.
Industry data backs the timing of this expansion. Analysts at JLL noted that hotel signings hit record levels in the year preceding the deal, with tier-2 destinations like Sakleshpur increasingly in favour: a record number of hotel signings totaling 25,176 keys and 12,647 key openings were recorded in 2023, with approximately 54% of these signings concentrated in tier-2 cities. Sadiq himself expects this momentum to hold, citing sustained domestic leisure travel, MICE, weddings, and business travel to drive demand, with spiritual tourism and growth in tier-2 cities also expected to contribute, led primarily by domestic tourism.
For prospective buyers tracking Prestige's Karnataka and Goa pipeline, this partnership is a strong signal: branded hospitality anchors are landing in locations where Prestige is simultaneously building residential and branded-residence inventory, a combination that has historically driven both liveability and resale value in Bengaluru's outer corridors and Karnataka's leisure belt.
