This result comfortably beat the region's earlier ceiling: the price marked a massive jump from the previous record of Rs 177 crore per acre recorded in October 2025.

The momentum did not stop there. Just five days later, on June 1, 2026, TGIIC auctioned the neighbouring 5.09-acre Plot P4 in the same survey number. The land was acquired by Hyderabad-based Vamsiram Builders at a bid of Rs 204 crore per acre, with the auction fetching a total of Rs 1,038.36 crore for the property. Together, the average realisation across both transactions stands at Rs 222 crore per acre, 42 percent higher than last year's average price of Rs 156 crore per acre.

TGIIC officials called the outcome a defining moment for the state. Vice Chairman and Managing Director K Shashanka said the response reflected "the extraordinary confidence that investors and developers have in Hyderabad and Telangana," adding that the price discovery "marks a defining moment in the state's growth journey."

Why is Raidurg commanding such premiums? Analysts point to structural demand rather than speculation. In other words, developers acquiring land at these levels still see room for margin given current sale prices in the vicinity.
