Hyderabad's real estate market has a new benchmark. On May 28, 2026, the Telangana Industrial Infrastructure Corporation (TGIIC) concluded an e-auction for a 6.29-acre multi-use land parcel at Knowledge City, Raidurg, that fetched a record-breaking price of nearly Rs 237 crore per acre. The e-auction of the land parcel generated nearly Rs 1,490 crore overall. The winning bid marked an exceptional price of approximately Rs 237 crore per acre, a substantial 70.5 percent surge above the reserve price of Rs 139 crore per acre.
The plot, identified as Plot No. 1A & 1/F, was contested by multiple national developers. Hyderabad-based real estate firm Gaura Ventures Private Limited acquired the land, with JLL acting as exclusive transaction advisor for the landmark transaction. This result comfortably beat the region's earlier ceiling: the price marked a massive jump from the previous record of Rs 177 crore per acre recorded in October 2025.
The momentum did not stop there. Just five days later, on June 1, 2026, TGIIC auctioned the neighbouring 5.09-acre Plot P4 in the same survey number. The land was acquired by Hyderabad-based Vamsiram Builders at a bid of Rs 204 crore per acre, with the auction fetching a total of Rs 1,038.36 crore for the property. Together, the average realisation across both transactions stands at Rs 222 crore per acre, 42 percent higher than last year's average price of Rs 156 crore per acre.
TGIIC officials called the outcome a defining moment for the state. Vice Chairman and Managing Director K Shashanka said the response reflected "the extraordinary confidence that investors and developers have in Hyderabad and Telangana," adding that the price discovery "marks a defining moment in the state's growth journey."
Why is Raidurg commanding such premiums? Analysts point to structural demand rather than speculation. Hyderabad now hosts 20 percent of all Global Capability Centres (GCCs) in India, adding the most new GCCs of any Indian city in 2025, with India's GCC base projected to cross 2,400 centres by 2030. Locally, Raidurg has appreciated roughly 80-95 percent over five years, translating to about 13-15 percent annual growth. Adding to sentiment, the recent relaxation of height restrictions by the Airports Authority of India is believed to have boosted buyer confidence and pushed bidders to go aggressive. Nearby, the under-construction IMAGE Towers project is reportedly commanding rental expectations of Rs 120 to Rs 140 per square foot, underlining the commercial pull of this stretch of the IT corridor.
For homebuyers, the takeaway is less about panic and more about perspective. Independent analysis of the deal math suggests the land cost is not as extreme as headlines imply once density is factored in: at an effective FSI of 10, the real land cost works out to approximately Rs 5,500 per buildable square foot, and with construction at Rs 5,000-5,500 per sq ft, the landing cost of roughly Rs 10,000-11,000 per sq ft remains well below the Rs 18,000-25,000 per sq ft at which prime residential is being absorbed in this micro-market today. In other words, developers acquiring land at these levels still see room for margin given current sale prices in the vicinity.
What this means practically for buyers is straightforward: land in and around Raidurg, Knowledge City, and the broader Gachibowli-Financial District belt is only going to get scarcer and pricier. Homebuyers eyeing West Hyderabad should expect new residential launches in this corridor to be priced at a premium reflecting these land economics, while established micro-markets slightly further out — such as Kollur, Tellapur, and Budvel — remain comparatively accessible entry points into the same growth story.
