Prestige Group has rolled out Mayflower, the second phase of its Delhi-NCR flagship township The Prestige City in Indirapuram Extension, Ghaziabad. The developer has launched 620 residential units carrying a projected gross development value of around ₹2,200 crore, marking the group's next big move in the NH-24 corridor within months of its NCR debut. The Mayflower project spans a developable area of 1.94 million square feet and carries a projected GDV of around ₹2,200 crore.
The launch comes on the back of a near sellout of Phase 1. In April 2025, Prestige made its Delhi-NCR debut with the first phase of the township, unveiling two residential projects — Oakwood and Mulberry — together offering 3,421 units with an estimated sales potential of approximately ₹9,000 crore. Having sold nearly all the units in that first phase, the company introduced Mayflower as the logical next step in scaling up its NCR presence. Chairman Irfan Razack noted that the maiden NCR project recorded sales of over ₹8,300 crore and collections of around ₹1,500 crore in just a few months, underlining the scale of homebuyer response.
Mayflower itself is compact but dense — spread across 6.63 acres, it offers spacious 3BHK and 4BHK apartments sized 2246 to 4657 sq ft, priced from around ₹3.40 crore, with the project registered under UP RERA. The development sits at the entrance of the larger 62.5-acre township, comprising residential towers rising over 40 floors, and forms part of a broader master plan of close to 4,000 apartments across the entire Prestige City township in Siddharth Vihar, Indirapuram Extension.
Commenting on the launch, Praveer Shrivastava, Senior Executive VP, Residential at Prestige Group, said the total estimated gross development value (GDV) of this new phase is around Rs 2,200 crore. The timing is notable — it follows a company-wide surge in sales momentum. Prestige Estates achieved record sales of Rs 18,143.7 crore in the first half of FY26, up 157 per cent year-on-year, a figure that had already surpassed its entire FY25 sales total within just six months. In the September 2025 quarter alone, sales bookings jumped 50 per cent year-on-year to Rs 6,017.3 crore, with the average realisation for apartments rising 8 per cent year-on-year to Rs 14,906 per square foot.
The Ghaziabad success has fed directly into Prestige's broader Delhi-NCR ambitions. Following the near sellout of Phase 1, the group has signalled it is now working on proposals for new projects in Gurgaon, Delhi, and Noida, aiming to build a long-term, multi-city presence in North India rather than a one-off township play. For homebuyers, this positions Mayflower as an early entry point into a developer that is clearly committing capital and reputation to the NCR market over the next several years, not just testing the waters.
For buyers evaluating Mayflower today, the pitch centres on brand pedigree, integrated township infrastructure — including a large retail component and clubhouse shared across phases — and a location directly on NH-24 with fast access to the Delhi-Meerut Expressway, Noida, and East Delhi. Possession across the township phases is broadly targeted for 2029, giving buyers a multi-year runway before delivery, typical for a large-format township of this scale.
With Phase 1 nearly sold out and Phase 2 now live, market watchers will be tracking how quickly Mayflower's 620 units move, and whether it sustains the sales velocity that made Oakwood and Mulberry one of the most talked-about launches in Delhi-NCR residential real estate in 2025.
