Prestige Estates Projects Ltd has kicked off FY27 with a bang, launching three residential projects across Hyderabad, Bengaluru, and Mumbai during the April-June quarter with a combined estimated revenue potential of nearly Rs 12,000 crore. The launches, spanning a combined developable area of 20.16 million square feet along with one commercial project, mark one of the Bengaluru-based developer's most aggressive starts to a fiscal year, even as the company navigated a temporary moderation in sales bookings during the quarter.
Chairman and Managing Director Irfan Razack struck an upbeat tone on the company's outlook, telling PTI that Prestige has an exciting lineup of marquee launches across Mumbai, NCR, Bengaluru and Chennai during the festive season, which the company believes will further strengthen its growth momentum. The company has clarified that launch schedules remain subject to statutory approvals and market conditions, a standard caveat for India's real estate sector where regulatory timelines can shift plans.
Mumbai and the wider Mumbai Metropolitan Region (MMR) have emerged as a central pillar of this expansion. In a major move announced on July 29, 2026, Prestige Estates entered into a strategic partnership to develop a 14.6-acre residential project in Thane, near Kolshet-Balkum Road, with an estimated Gross Development Value of Rs 6,000 crore and a developable potential exceeding 5 million square feet. Razack noted that the project reflects the company's commitment to quality, thoughtful design, and timely delivery, and that Thane has emerged as one of the region's most dynamic residential markets.
This Thane deal builds on Prestige's already established MMR footprint, which includes completed and ongoing developments across Mulund, Marine Lines, Byculla, Bandra, and Mira Road. The group's flagship Mumbai project, Prestige Nautilus, previously recorded sales worth Rs 2,385.7 crore within a month of launch, underscoring the strong absorption premium projects can command in the city despite high entry costs.
The Mumbai push is part of a much larger national story. Building on record pre-sales of Rs 30,024 crore in FY26 — a 76 percent jump over the previous year — Prestige has set a sales bookings target of Rs 35,000-36,000 crore for FY27. To support this, the company is backing its ambitions with a launch pipeline valued at around Rs 58,000-60,000 crore across Bengaluru, MMR, and Delhi-NCR, subject to regulatory approvals, alongside a planned construction investment of Rs 14,000-15,000 crore for the year.
For homebuyers tracking Prestige in Mumbai, the message is clear: more launches are coming, and they are likely to be sizeable. Industry watchers note that Mumbai's real estate market is characterised by high costs but also proportionately large ticket sizes, making it a market where even a handful of projects can meaningfully move a developer's overall revenue potential. With the Thane project and further MMR launches expected through the festive season, prospective buyers should watch for pricing, RERA registration, and phase-wise launch details as approvals come through in the coming months.
As Prestige rounds out its FY27 pipeline across residential and mixed-use formats, the company continues to lean on its brand credibility, execution track record of 316 completed projects spanning 212 million square feet, and an active development pipeline of 135 projects across 227 million square feet. For Mumbai buyers specifically, this translates into a widening set of choices — from established micro-markets like Mulund and Bandra to newer growth corridors like Thane — as one of India's most prominent developers deepens its play in the country's most expensive housing market.
