Prestige Estates Projects Limited has added four new land parcels to its development pipeline during the third quarter of FY26, with an estimated revenue potential of Rs 68,500 crore, as per the company's investor presentation for the quarter and nine months ended December 2025. The move underscores the Bengaluru-headquartered developer's continued appetite for land banking even as it ramps up construction and sales across its existing portfolio.
The newly added parcels are spread across established metros and an emerging hill-town market. The additions include parcels in Lakdaram and Rajendra Nagar in Hyderabad, Medavakkam in Chennai, and Indavara in Chikkamagaluru, cumulatively covering 85 acres during the quarter. Rajendra Nagar is already a strong Prestige address in South Hyderabad, home to large-format developments like The Prestige City, while Chikkamagaluru marks a newer, more unconventional bet by the developer.
The Chikkamagaluru entry is particularly notable. The newly added land parcels are located across Hyderabad, Chennai, Bengaluru and Chikkamagaluru, expanding Prestige Estates' presence in both established urban centres and emerging growth corridors. Known primarily for its coffee estates and hill-station appeal in Karnataka, Chikkamagaluru gives Prestige a toehold in the second-home and leisure-residential segment that is increasingly drawing developer interest from South India's metro-based builders.
This quarter's 85-acre haul is part of a much larger nine-month trend. These acquisitions contribute to Prestige's total land additions of 351 acres in the first nine months of FY26, with an overall estimated revenue potential of Rs 3.99 lakh crore. Taken together with prior additions, the company's land bank now spans 1,080 acres, with a Prestige economic share of 883 acres, providing development visibility across multiple cities. Bengaluru continues to account for a significant portion of the land holdings, followed by Hyderabad, Chennai, Mumbai, Goa and NCR markets.
The Q3 additions follow an equally aggressive first quarter, when Prestige Estates acquired 102 acres of land in the April-June quarter to build housing projects, with a potential to generate revenue of more than Rs 20,000 crore. That round included large Hyderabad plays in Tellapur (28 acres) and Pulimamidi (37 acres), alongside smaller parcels in Bengaluru, Chennai's Velachery, and Mumbai, according to the presentation, Prestige Estates in Hyderabad acquired two plots -- 28 acres in Tellapur and 37 acres in Pulimamidi. The company has since gone further, signing an agreement in early 2026 to buy roughly 16.38 acres in Korattur, Chennai, for the purchase of 16.381 acres of freehold land located at Korattur Village, Ambattur Taluk, Chennai from Sundaram-Clayton Limited.
On the sales side, the land banking spree is backed by strong operating numbers. Prestige Estates reported record sales of Rs 2.23 lakh crore for 9M FY26, alongside collections of Rs 1.32 lakh crore, underscoring the company's strong operating performance. For homebuyers, the company has indicated that the parcels will be utilised for a mix of residential developments, aligned with its focus on mid-segment, premium and select luxury housing projects, meaning products across these new locations will likely span a wide budget range rather than one narrow price band.
For prospective buyers, the practical takeaway is patience. Prestige Estates continues to prioritise land acquisitions that offer scalability, infrastructure access and demand visibility, supporting phased project launches over the medium to long term, and the company noted that development timelines and project configurations will be finalised post statutory approvals and detailed planning. That means formal launches, pricing, and RERA registrations for the Lakdaram, Rajendra Nagar, Medavakkam and Indavara parcels are still some quarters away, but early interest and pre-launch buzz typically begin well before that stage for a brand of Prestige's scale.
