PRESTIGE GROUP HAS FORMALISED ONE OF ITS LARGEST NON-RESIDENTIAL BETS IN MAHARASHTRA. In a major boost to Maharashtra's infrastructure and economic development, the Government of Maharashtra (GoM) has signed a Memorandum of Understanding (MoU) with Prestige Group for investments exceeding ₹12,500 crore. The deal will support the development of key projects in logistics, data centres, and Global Capability Centre (GCC) parks across the Navi Mumbai region.
THE CAPITAL IS SPLIT ACROSS THREE DISTINCT ASSETS. Around Rs 5,000 crore will be deployed to set up a large data centre campus along with commercial, residential, and allied facilities in the Taloja locality of Mumbai's satellite city. Scheduled to start in 2026, this project is expected to create 1,200 direct jobs. A second and equally sized tranche is earmarked for technology services. ₹5,000 crore will go towards the development of a 100-acre GCC park in Navi Mumbai, a project expected to begin next year and generate 5,000 direct employment opportunities. The park will serve as a hub for global service providers, leveraging the state's talent and connectivity advantages.
THE THIRD LEG MOVES BEYOND PURE OFFICE AND DIGITAL INFRASTRUCTURE INTO A MIXED-USE FORMAT. In addition, ₹2,500 crore has been earmarked for setting up a mega logistics and industrial hub in Khalapur, covering 250 acres and incorporating both residential and commercial infrastructure, projected to create 2,500 direct jobs catering to the growing demand for integrated supply chain and warehousing spaces. Combined, the three developments are set to reshape the employment map of the Mumbai Metropolitan Region. The developer and the state government said the investment is expected to generate around 8,700 direct jobs, alongside thousands of indirect opportunities.
COMMENTING ON THE PARTNERSHIP, PRESTIGE GROUP'S LEADERSHIP FRAMED THE MOVE AS A STRATEGIC ALIGNMENT WITH STATE PRIORITIES. Executive director of Prestige Group Zayd Noaman said, "Our focus on logistics, data centers, and GCC parks aligns with the state's strategic priorities and will drive transformative growth." He added that the investments were designed with a longer-term talent and innovation goal in mind. "Our proposed investments will not only create jobs and attract global talent but also strengthen Maharashtra's position as the foremost destination for business and innovation in India," Prestige Group executive director Zayd Noaman said. On the government side, Kaustubh Dhavase, Chief Advisor for Investment and Strategy to the Chief Minister of Maharashtra, said the investment would fast-track the state's expansion in key growth sectors.
THIS IS NOT PRESTIGE'S FIRST BRUSH WITH DATA INFRASTRUCTURE. In 2023, Prestige partnered with NTT to construct a 100MW data center campus in Bangalore/Bengaluru, India. It is also not the group's first major Mumbai-region commitment — back in 2022, its chief executive said it will invest at least Rs 7,500 crore in the market across projects as it built a residential and commercial footprint in the financial capital. Taken together, the Navi Mumbai-Khalapur MoU signals Prestige's shift from a purely residential developer to a diversified infrastructure and technology-real-estate player in Maharashtra.
THE TIMING PLACES PRESTIGE IN COMPANY WITH SOME OF THE BIGGEST NAMES IN INDIAN REAL ESTATE AND DATA INFRASTRUCTURE. Cities in Maharashtra like Mumbai, Thane and Navi Mumbai, and especially industrial belts such as Bhiwandi and Taloja, are already home to data centers by national and international players such as Amazon Web Services, AdaniConnex, Colt Data Centers, CtrlS Datacenters, Equinix, Nxtra by Airtel, NTT, Reliance, Sify, STT Global Data Centers, and Yotta. Rival developer Lodha has gone even further in scale: Lodha Developers said it will invest an additional 1 trillion rupees ($11 billion) to build a 2.5-gigawatt data centre park in Maharashtra, expanding on an earlier commitment of 300 billion rupees. Separately, Maharashtra signed an MoU with CapitaLand Investment Limited attracting an investment of over Rs 19,200 crores (~US$ 2.19 billion) by 2030 to drive CLI's growth in Mumbai and Pune, and it had earlier entered into two separate agreements cumulatively worth US$ 6 billion with Blackstone on the sidelines of the World Economic Forum at Davos.
FOR HOMEBUYERS AND INVESTORS TRACKING NAVI MUMBAI AND THE KHALAPUR-KARJAT BELT, THE SIGNIFICANCE GOES BEYOND HEADLINE NUMBERS. Large-scale employment generators — a 100-acre GCC park with 5,000 direct jobs, a Taloja data centre campus, and a mixed-use Khalapur hub — typically precede a rise in housing demand within a 15-20 km catchment, as GCC and logistics staff look for rental and ownership options close to their workplace. With Prestige's own residential pipeline in Thane and greater Mumbai already expanding, the Navi Mumbai-Khalapur corridor is positioned to benefit from both direct job creation and the halo effect of a marquee developer's non-residential commitment to the region.
