Prestige Group announced the launch of its newest residential project - Prestige Pallavaram Gardens, strategically located on the Pallavaram-Thoraipakkam Radial Road in Chennai, set across 21.84 acres, featuring a mix of 2,069 premium apartments in 2, 3, and 4 BHK configurations, offering a total saleable area of 3.1 million square feet. The township is spread across land in Nemilichery and Zamin Pallavaram, with the project structured as high-rise towers rising 2 basements plus ground plus 14 floors, capped by AAI airport-height regulations given the site's proximity to Chennai International Airport. The 21.84-acre integrated township comprises 2,069 apartments across residential blocks plus a dedicated clubhouse block. Unit sizes span roughly 1,001 sq ft for compact 2 BHKs up to nearly 2,750 sq ft for larger 4 BHK layouts, with entry pricing reported in the range of Rs 9,700-10,500 per sq ft. Possession is targeted for December 2029, giving buyers a multi-year runway before handover.

Amenities are designed to match the project's scale. The project is designed to deliver an elevated lifestyle experience, centered around a 65,000 sq. ft. clubhouse that includes two swimming pools, wellness zones, fitness areas, and multiple recreational and social spaces for residents of all age groups.

Location was central to Prestige's pitch. Located just minutes away from Chennai's prominent commercial hubs, IT parks, educational institutions, and healthcare facilities, Prestige Pallavaram Gardens combines connectivity with comfort on the fast-developing Pallavaram-Thoraipakkam Radial Road, offering residents excellent access to the city's key transit routes and economic centers. Tech parks including Embassy TechZone sit within a few hundred metres of the site, while GST Road and the OMR IT corridor are both a short drive away, and Chennai Airport is roughly 5 km out.

Announcing the project, the company's leadership framed it as a statement of intent for the city. Chairman & Managing Director Irfan Razack said: "Chennai has emerged as one of the most dynamic real estate markets in South India, and we are delighted to strengthen our presence here. The launch also sits inside a much larger, bullish sales narrative for Prestige. After a soft FY25 in which Prestige Estates sales bookings during the 2024-25 fiscal declined 19 per cent to Rs 17,023.1 crore, reflecting deferred launches amid approval delays, and the company was not able to achieve the targeted sales bookings of Rs 24,000 crore, the developer went into FY26 with an aggressive reset. According to its investors presentation, Prestige Estates planned to launch multiple housing projects across major cities with an estimated GDV of Rs 42,120 crore across 25 residential projects, lined up in Bengaluru, Chennai, Hyderabad, Mumbai, Delhi-NCR and Goa. Chennai's share of that pipeline was significant on its own, with company executives indicating plans of roughly Rs 3,000-3,500 crore worth of launches in the city for the fiscal year — a figure Pallavaram Gardens' Rs 3,350 crore GDV essentially fulfils by itself.

Momentum has since built through the year. Management raised its FY26 pre-sales guidance to over Rs 300 billion, having already achieved Rs 223.27 billion in the first nine months. Chennai contributed a smaller but steady slice of this national performance, with Chennai accounting for 5 per cent of total sales during the third quarter, alongside Mumbai's 36 per cent, Bengaluru's 25 per cent, Hyderabad's 16 per cent, Delhi-NCR's 16 per cent and Kochi's 2 per cent — underlining that Pallavaram Gardens carries outsized importance for the brand's southern growth story even as Mumbai and Bengaluru lead volumes.

For homebuyers, the takeaway is straightforward: this is Prestige's largest single residential bet in Chennai to date, backed by a developer with a national delivery record and a clearly stated intent to keep launching in the city. With the Group having delivered 310 projects spanning 202 million sq ft and currently holding a pipeline of 130 projects across 199 million sq ft as of September 2025, Pallavaram Gardens arrives with institutional scale behind it, even as buyers should weigh the multi-year construction timeline and the corridor's still-evolving metro and ring-road infrastructure before booking.
