Prestige Group has signed a landmark Memorandum of Understanding with the Maharashtra government committing a total of ₹12,500 crore across three large-scale developments concentrated near Navi Mumbai, and Taloja sits at the centre of the plan. The investment locations are primarily concentrated near Navi Mumbai, including Taloja and Khalapur.
The single largest component of this pact is earmarked exclusively for Taloja. Prestige Group will invest ₹5,000 crore to build a large data centre campus in Taloja, which will also include commercial, residential, and supporting infrastructure, and is scheduled to start in 2026, expected to create 1,200 direct jobs. This is not a standalone digital infrastructure play — the integrated commercial and residential component signals that Prestige sees Taloja as a mixed-use growth corridor, not just a server farm location.
Announcing the partnership, Prestige Group's leadership underscored the scale of ambition behind the move. Prestige Group executive director Zayd Noaman said, "Our proposed investments will not only create jobs and attract global talent but also strengthen Maharashtra's position as the foremost destination for business and innovation in India." The remaining outlay under the MoU covers a 100-acre GCC park in Navi Mumbai and a logistics hub in Khalapur, together expected to generate thousands of additional jobs across the region.
Taloja is not new to the data center conversation. Cities in Maharashtra like Mumbai, Thane and Navi Mumbai, and especially industrial belts such as Bhiwandi and Taloja, are already home to data centers by national and international players such as Amazon Web Services, AdaniConnex, Colt Data Centers, CtrlS Datacenters, Equinix, Nxtra by Airtel, NTT, Reliance, Sify, STT Global Data Centers, and Yotta. Prestige's entry adds a real estate major with direct residential and commercial development capability to this crowded but fast-growing field, and it isn't the company's first data center venture — in 2023, Prestige partnered with NTT to construct a 100MW data center campus in Bangalore.
For homebuyers and investors tracking Taloja, the timing coincides with a genuine infrastructure inflection point. The 11.1-km Navi Mumbai Metro Line 1, operational since late 2023, connects CBD Belapur to Taloja MIDC and has already become a daily lifeline for commuters. Further ahead, Metro Line 1 is set for a 3.02-km extension from Pendhar to the Navi Mumbai International Airport, with a key interchange at Sagarsangam. Road connectivity is equally strong, with the Sion-Panvel Highway, Palm Beach Road, Amra Marg (NH348A) and NH548 providing connectivity from Mumbai, Thane and north MMR.
The logic for homebuyers is straightforward: large employment-generating infrastructure tends to precede sustained housing demand. A ₹5,000 crore campus creating 1,200 direct jobs, layered on top of an operational metro and a functioning international airport nearby, changes the demand equation for residential real estate in Taloja over the medium term. Prestige itself already has skin in the game locally through its residential project in the micro-market, positioning the developer to capture both the commercial upside of the data center campus and the housing demand it is likely to generate.
While the data center and GCC investments will take a few years to fully materialize — construction on the Taloja campus is slated to begin in 2026 — the announcement itself has already shifted how brokers, analysts and investors are framing Taloja's growth story. Homebuyers evaluating projects in the belt now have a concrete, named, capital-backed catalyst to factor into their long-term price appreciation assumptions, rather than the generic infrastructure promises that have characterized much of Navi Mumbai's peripheral markets in the past.
