The Noida International Airport at Jewar has moved from blueprint to boarding gate. Commercial flight operations officially began on Monday, June 15, 2026, with the arrival of the first scheduled IndiGo flight from Lucknow, and the airport is being developed as the second international gateway serving Delhi-NCR. IndiGo became the first airline to operate from the facility, with the inaugural flight arriving from Lucknow followed by the airport's first outbound service to Bengaluru. For a corridor that has spent nearly a decade pricing in this moment, the switch from construction milestone to live flight schedule changes the investment conversation entirely.
The numbers being floated by industry trackers are aggressive. The start of commercial operations is expected to provide a fresh boost to the region's real estate market, with experts projecting property prices to rise 15-20% annually over the next four to five years, though industry players caution that pockets driven by speculative buying could witness price corrections. This isn't a fresh trend either — it builds on a run that has already reshaped affordability along the corridor. Property prices have already surged 92% in Noida and 98% in Greater Noida between Q1 2020 and Q1 2025, according to an Anarock report. Further out along the Yamuna Expressway, the swing has been even sharper: property values along the corridor tripled in the five years between 2020 and 2025 according to a Square Yards report, with apartment prices nearly tripling and plot values rising by an average of 1.5x, and select micro-markets seeing up to 5x growth.
Land economics near the terminal tell their own story. As of June 2026, land prices near Jewar Airport range from ₹13,500 to ₹55,000 per square metre, with prime zones near the terminal and cargo hub commanding the highest rates at ₹40,000–₹55,000 per square metre. The benchmark set by the development authority reinforces this floor: the official YEIDA residential scheme rate is fixed at ₹36,260 per square metre in Sectors 15C, 18, and 24A.
What's driving the optimism isn't just runway traffic — it's the ecosystem forming around it. Real estate consultants believe that while the airport project has already driven investor interest over the past few years, its operationalisation marks the beginning of a new growth phase, with Square Yards' Ravi Nirwal noting the airport's biggest contribution will be the economic activity it generates rather than just improved travel access. Colliers India's research head shares that view on scale: Vimal Nadar, National Director and Head of Research at Colliers India, said the start of commercial flight operations holds immense long-term potential for the real estate market in Noida and surrounding areas. Some developers are already framing Jewar as more than an airport. Rohit Kishore, CEO of Hero Realty, described the project as a potential "aerotropolis" — an urban ecosystem built around a major airport that combines residential, commercial, industrial and logistics development.
The commercial real estate side is watching leasing volumes as closely as home prices. Colliers India has forecast that Noida alone could see annual office leasing of 2 to 3 million square feet going forward — accounting for roughly one-fourth of the entire Delhi-NCR's Grade A office space absorption. That kind of employment-linked demand tends to underpin residential values more durably than pure speculation, which is exactly the distinction experts are drawing this cycle. While anticipation around the airport has already been partially reflected in residential prices, experts believe demand is likely to intensify further.
Route expansion is also part of the appreciation story. During June, flights connected cities including Lucknow, Bengaluru, Hyderabad, Amritsar, Jammu and Navi Mumbai, with more destinations set to be added from July, with IndiGo and Akasa Air currently the only carriers to announce operations from the airport. Every new city added to the schedule effectively shrinks the commute-time map for Noida Expressway residents and businesses, a factor that consultants routinely cite in valuation models for airport-adjacent corridors.
For buyers and investors, the practical takeaway is that the Noida Expressway-Jewar story is now backed by an operating asset, not just a construction timeline. National developers have read this shift the same way — Prestige Group's own Delhi-NCR entry, The Prestige City in Siddharth Vihar, Ghaziabad, reportedly moved a large share of its inventory within its first year, and the group has since flagged plans for further NCR launches, including a project in Noida's Sector 62 along NH 24. That kind of developer conviction, arriving in step with an airport that has finally started flying, is what's turning Jewar from a talking point into a pricing reality across the wider Noida Expressway market.
