Prestige Group is entering 2026 on the back of its strongest financial year yet, and the momentum is translating directly into new residential launches across Bengaluru. The developer closed FY26 with record annual pre-sales of ₹30,024 crore, up 76% year-on-year, the first time the company has crossed the ₹30,000 crore mark in bookings. Chairman and Managing Director Irfan Razack said the company has closed FY26 on a strong note, with steady sales momentum through the last financial year and a good finish in the fourth quarter. Bengaluru, along with Delhi-NCR, Mumbai, Hyderabad and Chennai, contributed significantly to this performance, and the city remains central to Prestige's near-term launch strategy.
Three corridors dominate the 2026 rollout: Sarjapur Road, Whitefield, and Bannerghatta Road. On Sarjapur Road, Prestige Eaton Park inside the sprawling Prestige City township was launched in December 2024 and covers about 4.30 acres with 701 apartments in 1, 2, and 3 BHK configurations, sized between 1,135 sq ft and 2,416 sq ft, with prices expected between ₹75 lakh and ₹85 lakh. Also within The Prestige City, Prestige Fernvale sits on roughly 17.22 acres with over 80% open green area across two towers comprising 387 premium apartments, offering 2, 3 and 4 BHK homes starting from 950 sq ft and priced from around ₹1.05 crore.
Whitefield remains Prestige's most active corridor by volume. Prestige Evergreen, the second phase of the well-established Prestige Raintree Park township, received its RERA registration and launched in January 2026, positioning it as one of the standout entries in this cycle. The project sits on the Whitefield-Varthur stretch with over 80% open space and unit configurations spanning 1 to 4 BHK. Alongside it, Prestige Oakville, a 15-acre integrated township near ITPL and SH-35, is slated for launch with more than 2,000 apartments and villaments across 12 towers, with 2, 3 and 4 BHK homes priced from roughly ₹95 lakh. Prestige Grove Hills, a smaller 7-acre project with 700 units, has prelaunch bookings open ahead of a planned November 2026 launch.
On Bannerghatta Road, Prestige Park Ridge is the marquee South Bengaluru launch for this cycle, spread across approximately 25-26 acres with 12 towers and roughly 2,500 apartments in 1, 2, 3 and 4 BHK layouts, with prices ranging from around ₹1.1 crore to ₹4.5 crore. The project entered prelaunch in October 2025 and is expected to strengthen Prestige's footprint in a corridor already served by metro connectivity, hospitals and educational institutions.
Behind these launches lies aggressive land acquisition. Prestige has made three separate East Bengaluru land purchases within a 12-month window, including a 17.45-acre Whitefield parcel for ₹462 crore in late 2024 and a further 21-acre site, together representing over ₹1,200 crore in land investment. Industry analysts note this is not opportunistic buying but strategic positioning ahead of the next launch cycle, as developers anticipate renewed demand from IT hiring and corporate relocations.
For homebuyers, the practical takeaway is that inventory across these three corridors will expand meaningfully through 2026, with price points ranging from the mid-₹70 lakh mark for compact 1-2 BHK units to over ₹4 crore for larger premium and villament formats. As always, buyers should verify RERA registration status before booking, since several of these projects, including Prestige Oakville and Prestige Park Ridge, had approvals in process at the time of prelaunch.
