Realty major Prestige Estates Projects is set to expand its footprint deeper into Delhi-NCR. Realty firm Prestige Estates Projects plans to launch two new housing projects in Delhi-NCR this fiscal with an estimated revenue of nearly Rs 7,000 crore as part of its expansion plan. He said the company would launch two new housing projects in Delhi-NCR this fiscal, one each in Noida and Gurugram. The total developable area in these two projects would be nearly 8 million sq ft, and the total revenue potential is estimated at Rs 6,800 crore, as per the company's latest investor presentation.
Speaking to PTI, Chairman Irfan Razack made clear the company's confidence in the region. "We are quite bullish on the Delhi-NCR market. We did sales bookings of around Rs 10,000 crore in the NCR market during the last fiscal". On demand patterns, he added that the customer is buying a real asset and investing for the long term and not short-term. If they have a need, they will invest.
This expansion follows the runaway success of Prestige's maiden NCR bet. In April last year, Bengaluru-based Prestige Group launched its first housing project in Delhi-NCR with a total revenue potential of around Rs 12,000 crore. Prestige Group entered the Delhi-NCR residential market with the launch of Prestige City Indirapuram, which received an encouraging response from buyers, and the project recorded more than ₹9,500 crore in pre-sales within its first year.
The momentum is reflected in company-wide numbers too. Prestige Estates achieved a record sales bookings of Rs 30,024 crore during the 2025-26 fiscal, up 76 per cent from the preceding year, and Razack said the company is targeting around Rs 35,000-36,000 crore of sales bookings this fiscal. Profitability has scaled alongside sales, with Prestige Estates Projects reporting that its net profit jumped over two-fold to Rs 1,195.5 crore last fiscal from Rs 467.5 crore in 2024-25.
On the broader launch calendar, Razack said the company has a launch pipeline of around Rs 58,000 crore for the current fiscal across major cities, but how many projects it ends up launching would depend on government approvals. The key monitorable for shareholders is the timely receipt of project approvals for the planned Noida and Gurugram launches.
On the ground, Prestige has already been laying groundwork in both markets. In Noida, the developer has been building out its Sector 150 presence along the Noida-Greater Noida Expressway, inside the 300-acre Sports City precinct, a stretch that benefits from Sector 148 Metro Station on the Aqua Line just minutes away, and the upcoming Jewar International Airport accessible in 35-40 minutes via the Yamuna Expressway. Industry reports have also pointed to Prestige scouting a separate project in Sector 62, Noida, expected to be located along National Highway 24. In Gurugram, brokerage reports indicate Prestige has tied up with a local partner for its first city project, with a location in Sector 92, Gurugram, on 17.212 acres, via a JDA with Sare Gurugram Pvt Ltd signed April 1, 2026, carrying a GDV of ₹4,200 crore.
The scale of the parent company underscores why this expansion is being watched closely. Prestige Estates Projects Ltd is one of the leading real estate developers in the country, having delivered 313 projects spanning 206 million sq ft, with a pipeline of 128 projects across 195 million sq ft. For homebuyers in Noida and Gurugram, the entry of a Bengaluru-origin, CRISIL-rated national developer with a proven NCR track record adds a credible, execution-focused option to markets that have historically been dominated by regional and local builders.
