Prestige Group Acquires 21-Acre Whitefield Land Parcel for Rs 450 Crore

Developer

PRESTIGE GROUP HAS MADE ITS MOVE ON EAST BANGALORE. The Bengaluru-based developer has acquired a prime 21-acre land parcel in Whitefield, one of the city's busiest IT corridors, for an estimated Rs 450 crore. In a BSE filing, Prestige Estates Projects Ltd confirmed the acquired land will be earmarked for residential development, with the plot set to accommodate about 1,800 apartments spanning over 4 million square feet of developable area. The scale of the deal — a projected Gross Development Value (GDV) of Rs 4,500 crore against an acquisition cost of Rs 450 crore — puts the revenue potential at nearly ten times the land cost.

Commenting on the transaction, Prestige Group Chairman and Managing Director Irfan Razack said the prime land in Whitefield, Bengaluru presents an excellent opportunity for the company to expand its presence in a large IT corridor. Group Chief Executive Officer Venkat K Narayana added that the project will strengthen sales in the company's home market, with the developer looking to launch the project within the next three quarters and complete construction in four years — pointing to a Q4 2026 launch window and possession stretching into 2029-30.

THIS ISN'T AN ISOLATED PURCHASE. Whitefield has become the epicentre of a broader Prestige land-banking spree across East Bangalore. Separate filings show the developer previously picked up 17.45 acres in Whitefield for Rs 462 crore, earmarked for a 2.68 million sq ft residential project. In its most recent quarterly investor presentation, Prestige disclosed it acquired 102 acres of land across Bengaluru, Hyderabad, Chennai and Mumbai in a single quarter, with an estimated combined GDV of Rs 20,400 crore. Within Bengaluru alone, that included parcels in Kothanuru (KR Puram), Ittangur (Sarjapura), and Poojanahalli (Devanahalli) — all pointing toward the same East and North-East Bangalore growth belt that Whitefield anchors.

INDUSTRY WATCHERS SEE THIS AS PART OF A WIDER TREND. Large, contiguous land parcels exceeding 20 acres have become increasingly rare in Whitefield, giving developers who can secure them a real edge in building integrated, amenity-rich townships rather than standalone towers. Rival developers have been active in the same micro-market too — Puravankara has picked up land in the Mandur-Budigere belt nearby, and Brigade Enterprises has acquired a smaller parcel in East Bengaluru — underlining sustained developer confidence in the corridor's housing demand.

FOR HOMEBUYERS, THE SIGNAL IS CLEAR: expect a fresh wave of premium apartment launches in Whitefield over the next 12-18 months. Land acquisitions of this scale typically translate into master-planned communities with larger clubhouses, more green cover, and phased inventory releases rather than one-shot launches. Whitefield's appeal for such large-format housing stems from its proximity to major IT parks like ITPL and EPIP Zone, ongoing metro expansion via the Purple Line, and an already mature social infrastructure of malls, hospitals, and international schools.

BUYERS TRACKING WHITEFIELD SHOULD WATCH FOR RERA REGISTRATION AND PRICING DETAILS as Prestige moves from land acquisition to formal project launch. Early entrants into large township launches typically get access to pre-launch pricing before values are re-rated at possession. Given the scale of this parcel — comparable to some of Prestige's largest residential developments in the city — it is likely to be positioned as a landmark project for the brand's East Bangalore portfolio, joining an existing lineup that includes Prestige Lakeside Habitat, Prestige Park Grove, and upcoming projects along Whitefield-Varthur Road.

With Bengaluru's residential market recovering from a brief slowdown in 2024-25, developers are once again aggressively banking land for launches in the next 18-24 months, and Prestige's latest Whitefield acquisition fits squarely into that pattern. Homebuyers and investors eyeing East Bangalore would do well to track the formal launch announcement, expected pricing, and RERA filing over the coming quarters.
