Prestige Estates Projects Ltd, one of India's largest listed developers, has announced a landmark construction investment plan for FY27. Prestige Estates Projects will invest around Rs 15,000 crore this fiscal in the construction of residential and commercial projects across South India, Mumbai Metropolitan Region and Delhi-NCR. The announcement, confirmed directly by company leadership, signals aggressive execution momentum at a time when the developer is riding high on record sales performance.
Speaking to PTI, Prestige Estates Projects Executive Director Zayd Noaman said, "We will be investing Rs 14,000-15,000 crore this fiscal on construction." Breaking down the allocation, he estimated around Rs 9,500-10,000 crore for housing projects and Rs 4,500-5,000 crore for commercial projects, including office complexes and shopping malls. This marks a meaningful jump from the previous year — during the 2025-26 fiscal year, the total construction spend was around ₹13,500 crore, he said.
The investment push comes on the back of exceptional financial performance. The company achieved a record sales bookings of Rs 30,024 crore during the 2025-26 fiscal, up 76 per cent from the preceding year. Profitability has also surged, with the company's net profit jumping over two times to Rs 1,195.5 crore from Rs 467.5 crore in the preceding year, while total income rose to Rs 13,195.5 crore last fiscal from Rs 7,735.5 crore during 2024-25.
For homebuyers, the construction ramp-up is directly tied to faster possession timelines. Noaman said the company is focusing a lot on scaling up construction activities to ensure the timely execution of projects. Chairman Irfan Razack reinforced this discipline-first approach, noting the company's focus on "discipline growth, calibrated expansion and timely execution, strengthening our annuity portfolio while continuing to create long-term value for all our stakeholders."
The expansion strategy is regionally diversified. Delhi-NCR, a relatively new market for Prestige, has emerged as a standout performer. Prestige Group entered the Delhi-NCR residential market with the launch of Prestige City Indirapuram, which received an encouraging response from buyers, recording more than ₹9,500 crore in pre-sales within its first year. Building on this success, Prestige Estates Projects plans to launch two new residential developments in Noida and Gurugram this fiscal year, aiming for nearly ₹7,000 crore in revenue. Separately in Gurugram, Prestige Estates Projects Ltd has announced a major expansion move in Gurugram, entering into a joint development agreement for a 17.212-acre land parcel in Sector 92, with an estimated revenue potential of ₹4,200 crore and a saleable area of around 3 million square feet.
The Mumbai Metropolitan Region is seeing similar momentum. In a recent regulatory filing, Prestige Estates said it has entered into a strategic partnership to develop a residential project in Thane, spread across 14.6 acres with development potential of over 5 million square feet, expecting a total revenue of Rs 6,000 crore from this project. Chairman Irfan Razack called it "another significant milestone in the company's continued expansion in the Mumbai Metropolitan Region."
Looking ahead, Prestige has laid out an ambitious sales target backed by a substantial launch pipeline. Prestige is also targeting annual pre-sales of up to INR 36,000 crore this financial year, supported by a project launch pipeline valued at around INR 58,000 crore, subject to regulatory approvals. For prospective buyers, this scale of construction commitment is a strong signal of execution capability — a critical factor when choosing a developer for high-value residential purchases across cities like Bengaluru, Chennai, Hyderabad, Mumbai, and the Delhi-NCR belt.
