Bengaluru-based Prestige Estates Projects Ltd has laid out an aggressive launch calendar for FY26, and for the first time, Goa features prominently alongside the company's traditional strongholds. According to the company's investor presentation, Prestige Estates plans to launch as many as 25 residential projects having 44.8 million sq ft of developable area with an estimated GDV of Rs 42,120 crore, with these projects lined up in Bengaluru, Chennai, Hyderabad, Mumbai, Delhi-NCR and Goa.
The scale of this year's push follows a subdued FY25. Prestige Estates' sales bookings declined 19 per cent annually to Rs 17,023 crore in the 2024-25 fiscal year on delays in regulatory approvals to launch its projects, and the company was not able to achieve its targeted sales bookings of Rs 24,000 crore last fiscal. That miss has fed directly into FY26 ambition: the company has set a target to sell properties worth Rs 27,000 crore this fiscal year, an increase of 59 per cent from the previous year, betting that quicker regulatory clearances will translate into faster launches.
Senior leadership has been vocal about the geographic spread of this pipeline. Praveer Srivastava, senior vice president at Prestige Group, said the developer is targeting residential project launches with GDV of over ₹50,000 crore across Goa, Bengaluru, Delhi, Hyderabad, Chennai, and Mumbai during the current financial year, adding that the company is aiming for GDV of ₹14,000-15,000 crore from residential launches by the end of Q1 FY26. Chairman and Managing Director Razack Sattar has echoed this multi-city intent, noting that FY26 housing launches are starting with The Prestige City Ghaziabad in Indirapuram in Delhi-NCR, alongside plotted developments in Bengaluru and township launches across Mumbai, Hyderabad, Bangalore, and Chennai — with Goa entering the conversation as a first-half FY26 priority.
The company's Q1 momentum has already validated part of this strategy. Group CEO Noaman said Q1 has already seen a strong start with the launch of The Prestige City Indirapuram, a marquee township development in NCR with a GDV of Rs 9,000 crore, of which the company has already sold over Rs 6,500 crore. That kind of absorption speed is exactly what Prestige is now hoping to replicate as it turns its attention to the coast.
Goa's slice of the FY26-FY27 pipeline is built around a cluster strategy rather than a single tower. Prestige's internal pipeline data places Goa among its top three regional growth markets, following Bengaluru and Mumbai, with the group unveiling roughly 3.4 million sq ft of coastal projects spanning Bayfront, the Sea Scapes cluster, and Golf Shire Villas. Within this, Prestige Bayfront anchors the portfolio with approximately 0.90 million sq ft of developable area, conceptualized as a vibrant waterfront neighborhood combining urban accessibility with seaside serenity. The Sea Scapes cluster — comprising Beach Gardens, Veranda Bay, Shimmering Shores, Palm Coast, and Bayfront — together represent 3.10 million sq ft of Prestige's total Goa portfolio, planned as a cohesive coastal township with shared recreation hubs, retail courts, pedestrian boulevards, and hospitality-managed rentals.
Why is Goa suddenly central to Prestige's calculus? Improved connectivity through the Mopa International Airport, enhanced highway corridors, and rising interest from domestic and NRI buyers have repositioned Goa as a permanent-residence and investment zone, and Prestige's upcoming portfolio is designed to leverage exactly this shift. Ground-level project listings back this up: Veranda Bay at Sea Scapes, located in Zuari Nagar, Sancoale, South Goa, is expected to offer 2, 3, and 4 BHK apartments with prices starting from around ₹1.5 crore, with launch anticipated in 2025 and possession likely between 2028 and 2029.
For homebuyers and investors tracking this pipeline, the takeaway is twofold. First, Prestige is diversifying beyond its historic Bengaluru-Mumbai-Hyderabad axis into a genuinely pan-India, coast-inclusive strategy, with Goa now sitting alongside the metros in its own investor disclosures. Second, every Goa development is officially tagged Premium in Prestige's FY26–FY27 report, signalling that specifications, hospitality tie-ups, and community infrastructure will be built to the same brand standard buyers expect from Prestige elsewhere. That said, most of these Goa projects — including several Sea Scapes towers — are still in pre-launch or early construction stages, so buyers should independently verify RERA registration, layout approvals, and construction milestones before committing.
With Prestige Estates having already launched 26.28 million sq ft with a combined GDV of Rs 26,222.8 crore in the previous fiscal, and now targeting nearly double that scale in FY26, the company's Goa bet is as much about capturing rising coastal demand as it is about correcting last year's launch delays. How quickly approvals convert into actual bookings on the ground will determine whether this ambitious FY26 plan matches its FY25 predecessor's shortfall — or finally delivers on it.
