Prestige Estates Projects is heading into FY27 with one of the largest launch calendars in its history. The company has a launch pipeline of around Rs 58,000 crore for the current fiscal across major cities, but the actual launch would depend on government approvals. Chairman and Managing Director Irfan Razack has repeatedly flagged that regulatory clearances, not demand, remain the swing factor. He has said the biggest industry challenge is getting approvals quickly, since development can start only after multiple clearances and registrations such as RERA, and that the company is pushing hard to start new projects because demand is not the constraint.

The pipeline follows a record year. Prestige Estates achieved record sales bookings of Rs 30,024 crore during the 2025-26 fiscal, up 76 per cent from the preceding year. Net profit for the year jumped two-fold to Rs 1,195.5 crore from Rs 467.5 crore in 2024-25, while total income rose to Rs 13,195.5 crore against Rs 7,735.5 crore in the preceding year. Building on that momentum, management is targeting continued growth. Prestige Group is targeting record pre-sales of Rs 36,000 crore in FY27, supported by a robust pipeline of upcoming housing projects, as Prestige Estates aims for up to 20 per cent growth in pre-sales this fiscal despite global uncertainties.

City-wise, the developer's plans span its traditional southern strongholds and newer northern markets. Razack said the company has a strong launch pipeline for this fiscal across all major cities including Bengaluru, Mumbai Metropolitan Region and Delhi-NCR. In Bengaluru, near-term plans include three projects — Prestige Fern, Prestige Eaton Park in Prestige City, and a plotted development called Gardinia Estate — along with the already-launched Prestige Marigold Phase 2. In Hyderabad, the company has already made a major move: it launched Prestige Golden Grove, spread across 28.6 acres with a total saleable area of approximately 10.36 million square feet and an estimated GDV of over Rs 9,500 crore, comprising 5,120 units across 2, 3, 3.5 and 4-bedroom configurations.

Mumbai is seeing similar scale-up. Prestige Estates has launched Phase 2 of its landmark 'Prestige Forest Hills' at The Prestige City in Mulund, Mumbai, introducing 500 high-end 3 and 4 BHK residences with an estimated GDV of Rs 2,200 crore. Meanwhile, Delhi-NCR — a relatively new market for the developer — is set for its next big push. The developer plans to introduce one project each in Noida and Gurugram, adding nearly 8 million sq ft of developable area, with a combined revenue potential of approximately Rs 6,800 crore. This follows the strong debut of the company's first NCR project. The upcoming launches build on the performance of Prestige City Indirapuram, the developer's first residential project in Delhi-NCR, which recorded more than Rs 9,500 crore in pre-sales within its first year, making it one of the most successful launches in the company's portfolio.

Funding this expansion is a sizeable construction outlay. Prestige Estates Executive Director Zayd Noaman said the company will invest Rs 14,000-15,000 crore this fiscal on construction, of which around Rs 9,500-10,000 crore is earmarked for housing projects and Rs 4,500-5,000 crore for commercial assets including office complexes and shopping malls. The company is also flagging cost pressures homebuyers should be aware of. Razack said the company's construction cost has definitely gone up due to a rise in prices of many key raw materials after the start of the West Asia conflict in March.

The scale of the broader pipeline underscores Prestige's ambitions beyond FY27 alone. The company has a pipeline of 69 upcoming projects spanning 98 million sq ft, with unrecognised revenue of Rs 6,59,353 million. On the financing side, analysts note that with many launches planned in FY27 with a GDV of INR 578 billion across Bengaluru, Hyderabad, Mumbai and Chennai, the company is targeting 15–20% YoY sales bookings and collections growth in FY27.

For homebuyers, this translates into a wide choice of new inventory across price points and cities over the coming quarters — from premium townships in Hyderabad and Mumbai to Prestige's expanding NCR footprint. However, given the developer's own acknowledgment that approvals dictate the pace of launches, buyers should track individual project RERA registrations and formal launch announcements rather than pipeline estimates alone before booking.
